College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentpl anning April 2, 2009 The Planning & Zoning Board of the City of Fort Collins, Colorado, on Thursday, April 16, 2009, at 6:00 p.m., in the Council Chambers**, City Hall West, 300 LaPorte Avenue, will hold a public hearing on a development proposal in your neighborhood. The proposed development request is commonly known as the King Soopers Store #9 Remodel, Modification of Standard - #10-09. The existing King Soopers Supermarket is located at the southwest corner of South Taft Hill Road and West Elizabeth Street, in the Cedarwood Plaza Shopping Center. The subject property is zoned NC, Neighborhood Commercial. King Soopers is proposing an 11,600 square foot building expansion on the north end of its existing building, which is being reviewed through the City of Fort Collins Minor Amendment process. This request going to the Planning & Zoning Board on April 16s' is only to consider a modification of one (1) standard set forth in the City's Land Use Code (LUC). The request for a modification of standard is as follows: Section 3.5.4(Cx3) Site Design and Relationship to Surrounding Community, Subsection 3.5.4(C)(3)(a) Entrances. This section requires that at least two (2) sides of a large retail establishment feature operational customer entrances. The existing entrance into King Soopers is on the east side of the building. The proposed building expansion does not contain a public entrance on the north side and, therefore, does not satisfy this requirement. The Planning & Zoning Board is authorized to make a decision on this request. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
