April 9, 2009
On Thursday, April 23, 2009, at 5:00 p.m., in conference room A of 281 North
College Avenue, Fort Collins, Colorado, the City of Fort Collins Current Planning
Director will conduct an administrative hearing to consider a development
proposal in your neighborhood. The project is referred to as Front Range
Village Second Replat, #12-09.
Front Range Village is a regional shopping center that is approved and
constructed located generally at the northwest corner of East Harmony Road and
Ziegler Road. The original plat was approved in March of 2007 and included
seven lots, reserved for individual pad site development, along Harmony Road.
These seven lots are numbered sequentially from west to east on both sides of
Corbett Drive.
The Second Replat would adjust the boundary lot line between pad Lots One and
Two. The result of the Replat is that the frontage (south property line) of Lot One
increases and the frontage of Lot Two decreases. Both lots are located west of
Corbett Drive.
Lot Two is currently undergoing review for not only the proposed Replat but also
a Minor Amendment for Compass Bank. The Minor Amendment, however, is not
the subject of the administrative hearing. For informational purposes only,
please note that Compass Bank consists of a one-story building containing 3,586
square feet with five drive -through lanes.
The City Current Planning Staff and Director consider your interest and input in
this matter, as well as your neighbor's input, an important part of the City's review
of this proposal. If you are unable to attend, written comments are welcome.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor.
