HomeMy WebLinkAboutFRONT RANGE VILLAGE, 2ND REPLAT - PDP - 12-09 - CORRESPONDENCE -If the building is equipped throughout with an approved automatic fire -sprinkler system, the
fire code official is authorized to increase the dimension of 150 feet.
2006 International Fire Code 503.1.1, 503.2.3, 503.3, 503.4 and Appendix D

LOT 1 VS. LOT 2: The EAE for Lot 2 (Compass Bank, 2640 E. Harmony Road) is
acceptable. Normally, we do not allow a dead-end fire access road longer than 150 feet to
not have a turn -around. However, I have spoken on numerous occasions with developer
representatives and we can allow the additional length in the EAE because (1) the
easement needs to be long in order to accommodate the location of the building and (2)
apparatus will be able to turn around on the site. However, Lot 1 may need to be replatted in
the future, since there are no structures shown and it is impossible to determine where or if
an EAE would be needed.

have to be relocated. If relocation is necessary, it will be at the expense of the developer.
