Lemay Hello Courtney, Thanks for your help with getting our project through P/Z. . We are looking at purchasing the Peerless Tire Store at 800 S. Lemay. What issues would come up if we wanted to take down the building and put in a parking lot? Assume we would meet all landscaping, lighting, drainage requirements, etc. The building is an older masonry structure - We wanted to see what issues might arise before we completed the purchase. Any insight you could provide would be appreciated. Lemay Yes, since the final plan wouldn't be in substantial compliance with the PDP if the parking lot were added. Lemay Peter, The vet clinic received their PDP approval from P & Z in July, so they would have to go back to the Board for a major amendment to their PDP. The change of use of the lot can't be done as a minor amendment once the vet clinic development plan receives approval because it would basically be an expansion of the vet clinic development beyond the boundaries of the approved plan. That can only be done as a major amendment. If the vet clinic plan doesn't have pdp approval yet, they could perhaps still amend the plan. Lemay Gentlemen, It looks like the Fort Collins Vet Clinic on Lemay (PDP went to P & Z Board Hearing in July) has a question regarding purchasing the tire store adjacent for parking.
