It will depend on the planning or zoning process they will go through what we will be able to ask for. The water quality
ordinance does require new and redeveloping sites to meet the LID and porous pavement requirements. Or it could go
another way and we grandfather it in. Do they plan to demo the tire store building? They may not have time to come to
conceptual but this sounds like that is where it should be going. I do think they would have to do something for water
quality and if they increase the impervious area they would have to provide water quantity detention also. Without
plans and knowing the process this is my best guess.

Hello Courtney,
Thanks for your help with getting our project through P2.
We are looking at purchasing the Peerless Tire Store at 800 S. Lemay.
What issues would come up if we wanted to take down the building and put in a parking lot? Assume we would meet all
landscaping, lighting, drainage requirements, etc. The building is an older masonry structure -
We wanted to see what issues might arise before we completed the purchase. Any insight you could provide would be
appreciated.
