In reading the code more closely, it looks like the proposed flex commercial/industrial building meets the "Orientation to a Connecting Walkway" requirement, so I wanted to explain my train of thought on that issue. At the Preliminary Design Review the following question was asked in writing before the meeting, and the formal answer I received follows: Q: On the proposed speculative light industrial building, we intend to have 7 individual rental units, with the potential to someday condominiumize each unit. We intend to provide a connecting walkway from unit #1 to the street sidewalk. We don't intend to provide a connecting walkway for units 2 through 7. Does this scenario for the speculative light industrial building comply with the "Orientation to a Connecting Walkway" standard of 3.5.3(B)(1)? A: Unit one would be in compliance since the connecting walkway from Alpine would connect with it. Units 2 through 7 would not be in compliance with code and would need a modification. Staff would support such a modification if the uses allowed in those units had no onsite clientele such as a light industrial or storage -related use. Many of the uses you have proposed would not be staff supported without a connecting walkway. Section 3.5.1(13)(1) Orientation to a Connecting Walkway, states the following: "At least one main entrance of any commercial or mixed -use building shall face and open directly onto a connecting walkway with pedestrian frontage. Any building which has only vehicle bays and/or service doors for intermittent/infrequent nonpublic access to equipment, storage or similar rooms (e.g. self -serve car washes and self -serve mini - storage warehouses) shall be exempt from this standard." Our proposed flex commercial/industrial building is just one building. It has at least one main entrance facing the Alpine Street sidewalk. It seems to meet the standard. As I sat down to write the modification request, I was unsure how to request the modification because it appears to not need one. I would welcome further discussion on this issue, and if necessary as a result of such discussion, I could write a formal request for modification. I'm just a little unsure how to go about writing the modification, because it looks to me that the design meets the code Sincerely, Troy W. Jones
