Commmencing at the Southeast corner of Section 2, Township 7 North, Range 69 West
of the 61h P.M., City of Fort Collins, County of Larimer, Colorado;
Thence run N 00°00'58" E along the East line of the Southeast 1/a of said Section 2, and
along the centerline of Colorado Highway 287, for a distance of 822.35 feet;
Thence run N 89°59'02" W for a distance of 40.00 feet to an angle point on the West
R.O.W of Colorado Highway 287, said point being the Point of Beginning;
Thence continue N 89°59'02" W for a distance of 200.00 feet to the Northeast corner of
Parcel 1 of the Human Bean Subdivision, recorded among the records of Larimer County;
Thence run S 00°00'58 W along the line common to Parcels 1 and 2 of said Human Bean
Subdivision;
Thence along the boundary of said Parcel 2 for the following four (4) courses:
1. thence run N 89°59'02" W for a distance of 42.71 feet;
2. thence run along the arc of a curve to the left having a chord which bears N
22053' 18" W for a distance of 26.73 feet, radius of 1938.79 feet, a central angle
of 00°47'24" and an arc length of 26.73 feet
3. thence run N 23°15'02 W for a distance of 85.81 feet;
4. thence run N26°51'02 W for a distance of 156.43 feet to a point on the South
R.O.W of Alpine Street;
Thence run along said South R.O.W. for the following five (5) courses:
1. thence run S 89°59"02" E for a distance of 137.71 feet;
2. thence run S 00°00'58" W for a distance of 18.00 feet;
3. thence run S 89°59'02" W for a distance of 20.00 feet;

R.O.W. of the aforesaid Colorado Highway 287;
Thence run S 00°00'58" w along said West line for a distance of 147.00 feet to the Point
of Beginning.
1. (i) A development schedule indicating the approximate date
when construction of the project, or stages of the same, can be
expected to begin and be completed, including the proposed
phasing of construction of public improvements and recreational
and common space areas.
Alpine Business Park PDP expects to have reached the
development approval stage during the spring of 2007.
Ouicklube/Carwash Building
Submittal for and attainment of a building permit for the
quicklube/carwash building is anticipated to be during the
spring of 2007. Building construction of the
quicklube/carwash building is expected to commence shortly
after issuance of a building permit and be completed during
the summer 2007. The quicklube/carwash building will be
built in two phases. The first phase is the new bays to be built
west of the existing quicklube building. She second phase is
the new lobby area. As soon as the new bays are built and
operational, we intend to tear down the existing 2-bay building
and build a new lobby structure in its place. We intend to keep
the College Avenue drive cut operational until such time that
we tear down the 2-bay building. Phase One is intended to be
complete approximately in September 2007, and phase two is
intended to be complete approximately in November 2007.
The Flex Commercial/Industrial Building
Submittal for and attainment of a building permit for the flex
commercial/industrial building is anticipated to be during the
spring of 2007. Building construction of the flex
commercial/industrial building is expected to commence
shortly after issuance of a building permit and be completed in
September or October 2007.
