The undersigned, hereby respectfully petitions and requests that the City Council amend the
zoning ordinance of the City of Fort Collins by changing the zoning of the hereinafter
described parcel, containing 1.5 acres, more or less, from HC zoning district to C zoning
district:
A tract of land located in the SW'/4 of the Southwest'/ of Section 36, Township 7 North, Range
69 West of the 6th P.M., being more particularly described as follows: Considering the South
line of the SW'/ of said Section 36 as bearing S 89053'W and with all bearings contained herein
relative thereto: Commencing at the SW corner of said Section 36; thence N 59053'E a distance
of 271.7 feet along the South line of said Section; thence N 00007'W a distance of 30 feet to a
point on the North right-of-way line of State Highway 68 and the true point of beginning; thence
S 89053'W along the North right-of-way line of Highway 68 a distance of 128.38 feet; thence
N 43003'30"W a distance of 136.47 feet to a point on the East right-of-way line of State Highway
287; thence N 00004'30"W along said right-of-way line a distance of 165.78 feet; thence leaving
said right-of-way line S 85045'14"E a distance of 222.05 feet; thence S 00004'30"E a distance of
248.79 feet to the true point of beginning; subject to reservations and easements as now of
record or as now established; together with all water and water rights, ditches and ditch rights
