[10/18/071 The retaining wall at the northern edge of the detention pond will stick out
of the ground on both the south and north sides. Due to the ponding depth being
over a foot higher than the finished grade on either side of the retaining wall, the wall
will need to be structurally strong enough to hold back the detention volume and be
water proof. Please revise retaining wall in this location.

swivel tee rather than 90-deegree bend as noted on the redlined plans.

[10/17/07] 1 did not receive a plat that shows the Emergency Access Easement.
[6/6/07] FIRE LANES: The storage structures are out of access to emergency
vehicles. Therefore, all drive aisles shall be designated on the plat as Emergency
Access Easement (fire lanes). The EAE shall begin at the drive cut from Riverside
and include all drive aisles. The fire lane shall be visible by painting and signage,
and maintained unobstructed at all times. A fire lane plan shall be submitted for
approval prior to installation. In addition to the design criteria already contained in
relevant standards and policies, any new fire lane must meet the following general
requirements:.
❑ Be designed as a flat, hard, all-weather driving surface (asphalt or concrete)
capable of supporting fire apparatus weights. Compacted road base shall be used
only for temporary fire lanes or at construction sites.
❑ Have appropriate maintenance agreements that are legally binding and
enforceable.
❑ Maintain the required minimum width of 20 feet throughout the length of the fire
lane.
If a fire lane cannot be provided, the buildings shall be fire sprinklered. 97UFC

[10/15/07] The detached walk is shown however, the,ends that tie into the existing
attached walk should taper with a larger sweeping radius otherwise pedestrians will
simply cross over the parkway if built as shown on the plans. Please indicate radius
or dimensions on the plan so a contractor can build it correctly.
[5/18/07] Comments in the conceptual review meeting indicated that a standard
width detached sidewalk is required for this development along the Riverside Ave.
frontage. The City Land Use Code or the LCUASS do not provide for an option to
widen existing attached walks where detached walks are feasible. The City cannot
likely support a variance request for attached walks in this location without
reasonable justification. Please revise the plans to show a standard width 6 foot
detached walk in the ultimate location (back of walk.adjacent to future ROW limits).
The detached walk shall radius bend to match existing adjacent attached walks to
the north and south. Street trees shall be planted in the ultimate location in the
parkway between the sidewalk and street. Please revise all plans as needed TYP.

[5121/07] Please dimension from the flowline on Riverside to the first parking space
on -site. The minimum standard parking setback per LCUASS 19-6 is 75 feet. This
is based on the avg. ADT of 193 presented by your traffic engineer. Any setback
less than 75 feet will require a variance request supported by adequate justification.

(easterly edge of pavement) to direct all sheet flows to the proposed rip -rap pads.

[10/15/07] Comment has been addressed. Most walls appear to be fairly small;
however, any retaining walls over 30 inches will need to be by separate building
permit. The DCP will not cover walls over 30 inches retaining height.
[5/21/07] Small retaining walls are proposed at the northeast and southeast comers
of the site. Please provide simple cross sections of the walls at the property lines to
show that these wall foundations will not encroach across the property lines. Any
retaining walls over 30 inches high will require a separate building permit and should
be labeled on these plans (under sep. permit by Building Dept.)

[10/15/07] Please modify points of connection to existing attached walk using larger
radius bends. See redlines.
[5/21/07] Revise the Site Plan to show a standard 6 foot wide detached walk in the
ultimate location. Revise parking spaces to meet the minimum setback required by
LCUASS 19-6 (75 feet min. from flowline). See Engineering- Utility Plan comments
for clarification.

[10/15/07] Deeds of dedication were submitted however, they are not acceptable for
recording. Hand writing is not legible, easement titles are incorrect and legal
exhibits are not acceptable. Please see the documents for detailed comments. The
two off -site drainage easements were incomplete. We will need either signed deeds
of dedication or letters of intent for these off -site easements prior to scheduling a
hearing.
[5/18/07] This development is not being replatted and will require a minimum of 4
dedications by separate document. 1. ROW dedication 2. Utility Easement
dedication 3. Drainage easement dedication on -site detention area and 4. Off -site
drainage easement for outlet pipe and rip rap pad. The 15 foot wide U.E. behind
the ROW and the water/fire line U.E. across the site may be combined into one legal
description and dedication if desired or they may be separated into two separate
documents. Each dedication is a stand alone document and will require a deed of
dedication and legal & map exhibit. The review fee of $250 per document must be
submitted to the City with the next submittal and prior to scheduling a hearing. If you
cannot get a deed of dedication signed by the adjacent owner for the off -site
drainage easement in time for a hearing, you may submit a letter of intent signed by
the owner as long as the review fee has been paid. Deed of dedication templates
