HomeMy WebLinkAboutRIVERSIDE COMMERCIAL - PDP/FDP - 9-07/A - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVESPLANNING OBJECTIVES RIVERSIDE COMMERCIAL 1640 RIVERSIDE AVENUE This development proposal is to construct 24,400 square feet of personal storage units and two (2) 6,000 square foot two story office buildings on 2.18 Acres at 1640 Riverside Avenue, approximately 700' north of the Prospect Road/Riverside Avenue intersection. The property is zoned I -Industrial and is bounded on the north by an existing storage unit facility, on the east by the Union Pacific railroad, on the south by Rivendell School and on the west by Riverside Avenue and Teledyne Waterpik. Existing street facilities such as curb and gutter shall remain. Existing attached sidewalk will be widened to 8' in accordance with the City of Fort Collins Land Use Code (LUC) and Larimer County Urban Street Standards. The existing driveway access located approximately mid point of the property will be used for site access while the existing southerly driveway will be removed and replaced with curb, gutter and attached 8' sidewalk. Proposed office buildings are set back 30' from the Riverside Avenue ROW with the entire west side of each building abutting directly on this 30' setback. Trees, shrubs and turf grass are proposed to be contained within this 30' landscape area. Pedestrian connections lead directly from the Riverside Avenue sidewalk to each office building. Access to the storage units is through a controlled access gate equipped with electronic access controls. West side of each storage unit will have a landscape buffer yard with trees and shrubs to mitigate the visual impact to Riverside Avenue. Storm water surface drainage will be conveyed to a detention pond located on the eastern .: edge of the property. This detention pond will discharge to existing storm water conveyance facilities located north of this property. _
