very often. We're practically ready for mylars, which means we'll only need one short round

Please contact me to schedule your public hearing before the administrative hearing officer.
I will need two weeks plus one day minimum to coordinate this hearing. I will also need two
full-size paper site, architecture, landscape and lighting plan sets for the hearing. I will also
need to get the plans submitted electronically for the powerpoint. Before printing the
hearing sets out, please give me a call to discuss a couple of easy tweaks that you can
make to the plans for the hearing.

[2/26107] This is a really excellent submittal. Just have one comment and it's ready for
mylars actually and one question too. First, there is one place on the sheet that has a
scanning issue, that's it. I've highlighted it in pink so you can find it right away. Last, there is
a dumpster area off the alley - the city doesn't allow the doors to swing out into the ROW but
perhaps you could do a garage door style that rolls up and back? Or perhaps you have
another, better idea?

minor comments. Please remove the word "Final" from "Utility Plans for...". Then correct a
couple of overlapped labeling on the grading sheet and you're good to go. Thanks for the

(2/26/07] Whoops - just found an underdrain in the row per the site and landscape plan.
Please show this on the utility plans, how it ties into the storm system as well as all
necessary details. While the city does not allow subdrains in public rights of way, you can
apply for an encroachment permit. We will need a hydrologic study if groundwater is less
than 5' from the original ground surface per 5.6.1. We can handle all of this in Final
Compliance so it won't prevent you from going to hearing.

- the water district having jurisdiction and the Fire Department. Hydrant spacing and water
flow must meet minimum requirements based on type of occupancy. Minimum flow and
spacing requirements include: Commercial, 1,500 gpm at 20 psi residual pressure, spaced
not further than 300 feet to the building, on 600-foot centers thereafter. These requirements
may be modified if buildings are equipped with automatic fire sprinkler systems. (The closest
fire hydrant is located at the northwest corner of LaPorte and College.) 97UFC 901.2.2.2

[2/26/07] There are already 4 existing handicap -accessible parking spaces with ramps on
the west face of this block, including two in front of the Autawash, two doors to the north.
Randy Hensley in the Parking Services department says that the existing accessible parking
is sufficient to provide for the uses on this block. In addition, according to Mike Gebo in
Building Inspection, this also satisfies the ADA standards: the off-street parking is solely for
the residential units and there are too few of them to trigger ADA standards; and the
commercial/retail parking will happen in the public right-of-way. So, the new parking spaces
along College should be standard spaces and there is no requirement for accessible spaces
in the interior lot.

[2/26/07] Since the time of the conceptual review for this site, a significant change to the
Land Use Code has occurred. There is now a "TOD Overlay Zone" which includes this site.
The only change associated with this zone at this time is that there is no longer a minimum
parking requirement for multi -family residential. There was already no minimum parking
requirement for commercial uses. So, the parking you provide should be calculated by the
market -based demands.

that! The good news is that you've got a credit for $1362.15. We can either refund that to
you by check or you can use it as a credit towards Final Compliance fees and we can refund
any unused portion after that. I've attached a copy of how the fees were calculated so that
you can see how a credit was given for the existing square footage.

alley area.
