The signatories to this document agree to the following points and are opposed to the Poudre School District's proposed use of the property at 1309 Newsom Street. • University Acres is a Low Density Residential (RL) zone. Commercial and other traffic -generating activities are restricted. Occupation is limited to not more than three (3) unrelated adults by City Ordinance. Movements of 24 people in, out, and around daily are grossly out of character in this setting. Busses parked on or in front of residential houses are inappropriate. There is no visual or spatial separation of.this lot from its five adjacent neighbors. Their only practical alternative is to move out, leaving properties of lesser value. • This use violates the existing covenants. Some suggested alternatives are: ■ This facility could be located in a modular building on the Lesher site at the comer of Prospect and Ellis. The Lesher site was set aside by the developer for exclusive use by the school district as approved by the City of Fort Collins and deeded to the Poudre Valley School District. It is a larger site and would likely be less expensive. ■ Expand the present facility at 740 East Stuart St. ■ Locate at the Barton School site. We invested in our homes for a quality living environment and have an interest in maximizing our property values. Please honor these commitments. Don't do Block Busting. It is only a matter of time until other homes become targeted and vulnerable. This is not good for University Acres and its residents.
