Include the standard detail. Department: Zoning Issue Contact: Peter Barnes Topic: Zoning Number: 51 Created: 9/21 /2006 [9/21/061 Section 4.7(E)(4) of the LUC requires the side yard setback to be at least 5' for the first 18' of wall height. Portions of a wall along the side lot line that exceed 18' in height require an additional setback of 1' for each 2' or fraction thereof of wall height that exceeds 18' in height. I can't tell for sure from the elevations whether or not this is met (i.e. If a part of the wall is set in or if the entire wall is in the same vertical plane). There may be a problem with the south wall of Unit A if it's 20' tall as it appears to scale to. In such case it would have to be 6' from the north lot line and it is only about 5'. There may also be a problem with additional portions of the south side of Unit A, but I can't tell if or where there's a break in the vertical plane. Be sure and return all red -lined plans when you re -submit, per the Revisions Routing Sheet, attached. If they can be resolved in a timely fashion and to Stormwater's satisfaction, no later than October 18th, then this item could possibly go to the Planning & Zoning Board on November 16th. [8/31 /06] Pavement management comment - Wood Street was paved in 2003. Penalties will apply to any street cuts made on Wood Street - triple street cut fees. Topic: Site Plan Number: 8 Created: 8/ 15/2006 [10/3/06] The applicant has indicated that the standard 8 foot utility easement behind the alley ROW may not be needed by the public utility companies however, an 8 foot utility easement is being shown on the plans and no variance request has been submitted by the engineer. Until a formal variance request has been submitted and approved by the utility providers, the City will require that an 8 foot wide utility easement dedication be submitted with a $250 transportation development review fee. If a variance request is submitted and approved, the utility easement should be removed from the plans. [8/ 15/06] Alley standards require that an 8 foot wide utility easement be dedicated behind the alley right-of-way. This proposed easement shall be shown and labeled on the Site Plan.
