Department: Stormwater-Water-Wastewater Topic: Stormwater Number 38 — Please find with the site plan updated impervious areas, as well as citation of storm detention. Number 39 — Please find the drainage updated with this submittal. Number 40 — Please find building FF elevations on plan. Number 41 — Please find surface runoff pattern directing drainage to the street systems. Topic: Site Plan Number: 43 — The original FAR calculation. used to determine the coverage on the rear 50% of the lot did not include the garage square footage. When added into the calculation, the maximum amount allowed of 33% coverage was exceeded. To correct this problem, the layout of the rear buildings was redesigned to make it meet the requirement of 33%. Currently, the footprint of the building on the rear 50% of the lot (buildings + garage square footage) is 2,828sq ft or 33% FAR. However, an easement is not require for this project according to Light & Power (Janet, 9/18), Water & Wastewater (Roger, 9/18), Comcast, Quest. Therefore, a Variance will be submitted to remove this requirement. A utility easement for power, gas, etc is not required to run from alley to Wood Street since all residences share one lot (Janet, 9/18). Number: 8 — The 8 foot utility easement behind the alley ROW is required by the building standards. However, an easement is not require for this project according to Light & Power (Janet, 9/18), Water & Wastewater (Roger, 9/18), Comcast, Quest. Therefore, a Variance will be submitted to remove this requirement. Number: 9 — The existing sidewalk can be left attached if widened to 4'6". However, we have chosen to bring the sidewalk up to code by creating a detached sidewalk of 4'6" and a parkway of 6'.
