determines if on -site detention is needed or not.

1. The Technical Services Department has indicated that the street
address (617) should not be part of the development name. New,
consistent titles must be provided on all plans.
2. Show the existing property lines on the grading plan sheet.
3. An 8' wide utility easement is needed outside of the right-of-way
along the alley. Utilities will have to approve the walls being
proposed in the easement.
4. Show the limits of the necessary street cuts in Wood Street.

1. The building coverage on the rear 50% of the lot appears to exceed
the FAR requirement set forth in Section 4.7(D)(5) of the Land Use
Code.
2. City staff will be supporting the modification request for the alley
paving.
This represents staff (and outside reviewing agencies) review and comments
at this time. Additional comments and red -lined plans may be forthcoming.
Another round of staff review is determined to be necessary. This proposal
is subject to the 90-day revision re -submittal requirement (from the
date of this comment letter, being September 1, 2006) as set forth in

Transportation Development Review Fee (TDRF). The City will issue a credit
toward the final compliance plan review such that the final plan review fee
will only be $540 rather than $1000.

easement documents will need to be recorded for this project. One for the 8
foot utility easement behind the alley ROW and a utility easement from the
alley up to the front of the units facing Wood Street for power, gas etc...
Each easement document must have a legal description and exhibit map
prepared and stamped by a CO licensed surveyor and submitted for review
by the City prior to recordation. The City review fee is $250 per easement
document. Both easements must be recorded prior to final plan approval
and issuance of a Development Construction Permit.
