Department: Technical Services Issue Contact: Jeff County Topic: Plat Number: 1 Created: 11/19/2009 [11/19/09] The plat boundary closes. Number 2 Created: 11/19/2009 [11/19/09] Survey note #1 of the subdivision plat is incomplete. * Revised the note. Number: 3 Created: 11/19/2009 (11/19/09] Please change the plat title to Hill Crest PUD Second Filing. * We changed the plat title per telephone conversation with Jeff County. Department: Stormwater-Water-Wastewater Issue Contact: Roger Buffington Topic: Water/Wastewater Number: 8 Created: 12/1/2009 [12/1/09] There is an existing 6" water main and an 8" sanitary sewer that run north/south through the site. The plat identifies a 20' sewer easement. In addition, there are utility and drainage easements shown on each side of the sewer easement. Provide a drawing showing these water and sewer line locations with respect to the easement boundaries shown on the plat. * We removed the 20 foot wide sewer easement. Information in our files indicated a proposed 20 foot easement, however there is no evidence it was ever recorded. Per our telephone conversations with Roger Buffington we determined that the 20 foot sewer easement was not necessary. The existing sewer and water lines are within a "blanket" utility and drainage easement as shown on the original plat of Hill Crest. Department: Current Planning Issue Contact: Dana Leavitt Topic: Plat Number: 5 Created: 11 /30/2009 [11/30/09] No comments. Department: Engineering Issue Contact: Andrew Carney Topic: Plat Number: 9 Created: 12/2/2009 [12/2/09] It appears that a 3 foot utility easement is being dedicated within an existing building envelope. If so, the building envelope line must be moved back to behind the utility easement, they cannot overlap. * We removed all 3 foot utility easements. We had some information in our files that indicated an existing 3 foot utility easement, However we found no evidence that this easement was ever recorded. Number: 10 Created: 12/2/2009 [12/2109] Survey note #1 is incomplete. * Revised the note. Number: 11 Created: 12/2/2009 [12/2/09] Who is the owner of the existing 10' irrigation lateral easement? They may need to review/sign the plat since this replat is creating a new lot line that crossed their easement. * We believe the city of Fort Collins owns the 10 foot irrigation lateral. Number: 12 Created: 12/2/2009 [12/2/09] Please label very clearly which easement lines are moving/being vacated/created the area is very cluttered and confusing. * We added some labels and notes and removed some easement lines. It should be less cluttered and more clear. Number: 13 Created: 12/2/2009 [12/2/09] See red -lines for additional comments. Pagc 1
