until the City agrees to a vacation.

drainage report. The report can explain how this pond may be removed when the master
plan improvements are built.

the property. Discussions can take place on how to do this and make the interim design
work with existing conditions.

the release rate of .13 cfs. The grandfathered flows need to be designed to flow over the.
spillway. This will provide additional protection down stream for storms less than 100-year.

pond is less than 2%. The criteria manual and the detention pond landscape standards
mention if you have type A and B soils then no pan is necessary.

[9/27/10] As indicated recently, the Utilities capital project group is planning to replace the
existing sanitary sewer and would like to obtain additional easement and move the sewer to
the east. Please coordinate a meeting with Taco John's.

between the sidewalk and curb, medians and other city property. This permit shall approve
the location and species to be planted. Failure to obtain this permit may result in replacing or
relocating trees and a hold on certificate of occupancy.
• The project manager shall contact the City Forester to inspect all street tree plantings
at the completion of each phase of the development. All trees need to have been installed
as shown on the landscape plan. Approval of street tree planting is required before final
approval of each phase.

suppression system. Regarding the Emergency Access .Easement, please get together with
me for a few minutes to decide FIRE LANE NO PARKING sign locations. Also, you will be
required to submit hood/duct system plans for review and approval to PFA, 102 Remington
St.

AND FINAL PLANS, and we offer the following comments:

[7/2/10] This project is responsible for the design and construction of the ultimate
improvements along its frontage on North College. However, since it is not appropriate to
make the improvements at this time, this project will be required to escrow the funds
required for the design and construction of the frontage improvements.

[9/28/10] Where exactly is the proposed C&G with this project proposed to end at the drive
entrance onto College and the future C&G begin? It appears there is a line delineating future
& proposed on the utility but it is unclear. Please clearly label what will be constructed with
this project and what will be left for the future.

[9/28/10) Engineering would like to see some sort of grate or guard over the proposed
headwall structure along College to protect vehicles in the event of a car driving off the road
in that location. The CDOT roadside structures manual has several options.

[9/29/10] Previous Landscape Plan showed street trees between the sidewalk and curb.
The current landscape plan sheet L1 does not show street trees. There needs to be 5 street
trees located across the frontage. Honeylocust or Catalpa would be good choices.
Add Planting notes:
• The soil in all landscape areas, including parkways and medians, shall be thoroughly
loosened to a depth of not less than eight (8) inches and soil amendment shall be
thoroughly incorporated into the soil of all landscape areas to a depth of at least six (6)
inches by tilling, discing or other suitable method, at a rate of at least three (3) cubic yards of
soil amendment per one thousand (1,000) square feet of landscape area.
• A permit must be obtained from the City forester before any trees or shrubs as noted
on this plan are planted, pruned or removed on the public right-of-way. This includes zones
