10. Comment: (Resident) We are concerned about how street lighting and
spacing will continue from our development (The Ponds at
Overland Trail) into the new development?
Response: (Applicant) That is being noted and it will be addressed with
our development plan.
11. Question: (Resident) Have the potential health risks associated with the
CDC facility to the north been evaluated?
Answer: (Applicant) No, not to any great extent yet.
12. Question: (Resident) Have you done new traffic projections yet for the
impacts created by your proposed development?
Answer: (Applicant) We have had a preliminary traffic study prepared
but have not yet submitted the study to the City for review.
13. Question: (Resident) How will the open space, buffer, and pedestrian
traffic occur between us (The Ponds at Overland Trail) and
your new development?
Answer: (Applicant) That is yet to be determined.
14. Question: (Resident) If your development plans are approved what is
the soonest that construction would start?
Answer: (Applicant) We really do not have an answer for that question
tonight.
15. Question: (Resident) At what time will we actually know what plan can
be constructed?
Answer: (Applicant) After the City has reviewed, approved, and
recorded our development plans.

3. Question: (Resident) When will you know about the possibility of
allowing additional dwelling units in the RF District?
Answer: (Applicant) The City's assigned Administrative Hearing
Officer will be the decision -maker. We have not yet made a
submittal to the City requesting additional lots (dwelling
units).
4. Question: (Resident) What are your plans for the planned/required
open space?
Answer: (Applicant) Our open space will be similar to the open space
areas in the developments (such as The Ponds at Overland
Trail) around us.
5. Question: (Resident) Regarding the open space usage, will it remain as
open space versus other uses?
Answer: (Applicant) It will be subject to the requirements for open
space as set forth in the City's Land Use Code.
6. Question: (Resident) Will you have a formal, separate Homeowner's
Association?
Answer: (Applicant) Yes, we will.
7. Question: (Resident) Will there be any height restrictions in other
portions of the development?
Answer: (Applicant) The height restrictions will be per the City's Land
Use Code permitted building heights in the RF and LMN
Districts.
8. Comment: (Resident) If you, as property owners and potential
developers, do not actually develop this property then there
is concern about how another developer might finish the
project.
9. Question: (Resident) Can another developer change the plan after
approval?
Answer: (Steve Olt, City Planner) No, they cannot without a City
review and approval of the proposed changes.

The applicants / developers are proposing, potentially, 104 residential dwelling
units (60 single-family and 44 multi -family) on the Minatta Property that is
approximately 35 acres in size and located on the west side of Overland Trail at
the southwest corner of Overland Trail 8v West Elizabeth Street. The actual
number of multi -family dwelling units may change, possibly downward. The
property currently is in the FAl - Farming District in Larimer County. The
applicant is in the process of annexing the land into the City of Fort Collins.
When annexed the property will be zoned LMN - Low Density Mixed -Use
Neighborhood (20 acres) and RF - Residential Foothills (15 acres).

1. Question: (Resident) Does the plan you are showing have 15 or 20 lots
in the RF District?
Answer: (Applicant) The plan shows 20 lots in the RF District.
2. Question: (Resident) The dwelling units in the "multi -family" area will
be in 1-story buildings?
Answer: (Applicant) Yes, that is the current plan.
