Proposed Ownership and Maintenance
Taco John's plan is to own and maintain both lots. The portion containing the restaurant
will have an on -site manager who will coordinate maintenance for both lots through the use
of professional landscaping and other service providers. Eventually, Taco John's hopes to
build and lease a retail or office property on the other lot using shared entry and parking.
Taco John's International would remain responsible for the exterior maintenance. The
restaurant is a prototype building for Taco John's and will be used in photography and as a
sample for potential buyers. Attention to detail and positive community integration is
important to Taco John's to make this project successful.
Employees
The number of employees on the site will vary over the course of the day depending on
volume. Taco John's expects a maximum number of employees to be 10, with a typical
number of employees to be 5, and a minimum of 2. The total weekly payroll will schedule
15 — 20 employees.
Assumptions and Choices
It is assumed that the "driveway easements" platted with the Schrader P.U.D. remain
intact, and that the original intent was to provide for shared access to North College
Avenue. All other assumptions and choices are clearly stated and depicted in the Project
Development Plan (PDP) submittal package.

Project Name
This development proposal was presented at a Conceptual Review Meeting on March 15,
2010 as "Taco John's @ 1603 and 1605 N College." From hereon out the project shall
be known as NORTH COLLEGE TACO JOHNS.
