However, their site plan shows the proposed garage footprint as being only 6' from the rear lot line. A 15' rear setback is required per Sec. 4.4(D)(2)(c). They'll need to request a modification to that as well if the site plan is part of their submittal. This is a request to subdivide a 13,889 square foot lot, in the RL, Low Density Residential zone district, into 2 lots. There is an existing single-family home on the property that will remain on lot one. The proposed second lot is currently vacant. A Modification of Standards request is submitted as the two lots will not meet the width requirement of the RL zone district. The site is located at 609 City Park Avenue, on the northwest corner of Crestmore Place and City Park Avenue. The surrounding properties are zoned RL. The proposed subdivision is permitted in the RL Zone District, subject to administrative review (Land Use Code, Section 4.4(13)(2)(a)1). Please address the comments offered by staff and submit the revised plans (per Revision Routing Sheet) and redlined plans for review by the necessary departments. We are not requiring a second formal submittal as the comments made by staff do not warrant all of development reviews re-evaluation.
