Hi Emma,
I just finished looking at this project and have just a couple of comments
1. They have adjusted the grade along a portion of the sidewalk and are now showing offsite grading.
Unfortunately, this would trigger the need for an offsite construction and slope easement - is there any
way that they can pull the grading back entirely on their property? This might be a bit of a challenge...
If they can't, then they need to get a letter of intent from the neighbor agreeing to the grade before being
allowed to go to hearing and the actual easement itself will need to be obtained during Final Compliance
and prior to final plan approval. Sorry for the bad news...
2. The landscape plan was not updated to show the removal of existing bushes or trees. Is this an issue
for you? In other words... engineering has no comment other than this will need to be shown on the plans
before final plan approval. We'll leave it up to Planning on whether or not to go to hearing as shown :)
3. They updated the plans to transition the sidewalk into existing as requested but we require the use of
15' radii on the transition points versus the angle points shown. This is NOT a comment that needs to be
addressed prior to hearing, rather we can address that in final.
4. Need to update line 48 of the General Notes to approve the minimum lot width and approve the
attached sidewalk variance. I will require a note on the final plans stating that if more than 50% of the
existing sidewalk needs to be replaced along City Park, than the entire frontage must be removed and
replaced with a 6' attached walk. This is not something that needs to get on the plans prior to hearing but
must be made known to the customer now so that they can budget appropriately.
Let me know what you think of comment #2 and I'll get these over to Kevin Forbes at Stewart Engineering.
Roger will get his packet first thing Monday and get his comments over to Kevin separately. :)
