This project proposes to divide Lot 1, 609 City Park Avenue, into two lots. One home exists on the Site, and it is anticipated that a second home will be constructed on the new (second) lot. The lot lies in an existing neighborhood, zoned Low -Density Residential (RL). This proposed subdivision promotes City Plan Principles and Policies regarding Land Use, Transportation, Community Appearance and Design, and Housing. Subdivisions for single-family residential units are permitted in the RL District, subject to Administrative (Type 1) review and public hearing approval. As a part of the subdivision, a sidewalk will be provided along the southern boundary (Crestmore Place), where currently none exists. This will promote safer and more efficient movement for pedestrians throughout the neighborhood. The addition of a second home promotes residential infill development, in that the open space on the site is most likely perceived to be a vacant lot. Construction of the second home supports the City's policy of maintaining an adequate supply and variety of housing, while protecting the existing residential neighborhood's character. 2. This project proposes no open space, wetlands, natural habitats and features, circulation, transition areas, or associated buffering on site or in the general vicinity of the project. Landscaping will be provided in the form of additional street trees. 3. There are no public or private open space areas to maintain. 4. This project does not include business, commercial, or industrial uses. 5. Applicant has made no assumptions or choices in addition to those stated herein. 6. Applicant agrees to comply with applicable criteria and regulations, submitting appropriate documents as requested by the Planning Department. One Modification of Standards is being requested — that being the minimum frontage width for the lots. Minimum lot width in the RL District is 60 feet. This property is 105 feet wide — minus the dedicated Right -of -Way of 6.5 feet; the proposed widths are 49.8 and 48.7 feet. 7. There are no conflicts between land uses or disturbances to wetlands, natural habitats and features and/or wildlife proposed. 8. A neighborhood meeting was not required. 9. The name of the project is 609 City Park Avenue Subdivision. The project had no previous names during Conceptual Review.
