Why not slightly widen the two pans so they can double as walkways that can connect the north bike. racks to the sidewalk along Laurel Street? A tenant using the north racks will want to take the most direct route to south to Laurel Street. The most direct route is not to first go north to the alley and then out to either Whitcomb or Sherwood. In other words, is there efficient and convenient access for bicyclists using the north racks to gain access to Laurel Street? It looks like the two pans will be an invitation to bicyclists so why not anticipate this usage and make the pans dual purpose with walkways? On the west side, walkway should continue north to the bike racks. On the site plan and landscape plan, please do not use ghosted graphics. All fonts and line weight should be readable. On the cover sheet, please indicate how many bikes can be parked in the bike racks. On the cover sheet, please indicate the rear one-half of the lot equals 20,811 square feet and then indicate the total floor area to lot area ratio for the rear one-half. Per information provided, there would be 5,664 total square feet (all three upper floors) of floor area situated on 20,811 square feet for a floor -to -lot area ratio of 0.27. As we have discussed, the flat roof option is acceptable. Still, we indicate in the Staff Report that this is a Modification of Standard but justified as being equal to or better than a pitched roof because it reduces the mass and is preferred by the Landmark Preservation Commission. As indicated at the project review meeting, the project is ready for the April 21 n Planning and Zoning Board hearing. Please note that this item will be on the discussion portion of the agenda. Here are the key dates for the Board hearing: Wednesday, April 6th — all 81 /2 x 11 materials are due for the P & Z packet. Please provide one set of plans at 81/2 x 11 but note that we do not include Utility Plans or sheet one of the plat. These should be high quality reductions. For this particular project, I recommend that the architectural elevations be in color on 11 x 17 or 18 x 24 sheets. Since these are color, please provide 10 sets. Wednesday, April 13th, all digital images for your presentation are needed for our planning technician to put together the power point for the Worksession. Foy this project, I recommend a rendered landscape plan to accompany the rendered architectural elevations. You may add whatever else you deem necessary. Friday, April 81t' — Planning and Zoning Board Worksession begins a noon. This is a working lunch where the Board reviews upcoming projects. You are invited to observe but can only participate if specifically requested by the Chairman. As we get closer, we can provide an estimated timeframe. PLEASE NOTE: We need to address and resolve this issue of emergency vehicle access. The north side of the structure, as well asmost of the west and east sides, is out of access due to no drive access to the parking lot. The farthest point of the first -floor exterior is about 250 feet from Laurel Street.
