I appreciate all the information. I have a remaining concern about the Bella Vira development- the proposed multi -family residences. I feel that in most Fort Collins neighborhoods that townhomes/condos are located, there is an influx of investors who buy mainly to rent these units. Together with the townhomes/condos located directly across Overland Trail, this could bring a student/rental population into our neighborhood which could potentially decrease the "family orientation" of the neighborhood, cause home owners in the Ponds to move, and consequently bring down the overall property value. I have two acquaintances who are currently moving from the Sienna neighborhood (located directly east of the Ponds across Overland Trail) because the neighborhood has become more of a rental area than an owner occupied neighborhood. On its border is a new townhouse/condo development. I understand that the townhouses proposed to be built in Bella Vira are to be high value townhomes. Although some will argue that a high value townhome will be sold as owner occupied units because of their high cost, this is not entirely valid. In the before mentioned Sienna neighborhood, the cost of homes are in the mid-200's and this neighborhood is becoming more and more non -owner occupied. I would appreciate the consideration towards not approving townhomes in the Bella Vira neighborhood, but instead keeping it as single family residences.
