Jennifer,
Attached are a colored site plan map and the City staffs Report / Recommendation to the Planning &
Zoning Board for their scheduled public hearing next Thursday night, May 18th, for discussion of the Bella
Vira, Project Development Plan. They will make a decision on the development proposal at that
meeting.
The development proposal is for 60 single-family detached homes and 25 multi -family dwelling units on
about 35 acres. The multi -family units would be located at the corner of South Overland Trail and West
Elizabeth Street (as it would extend west into the property). On the attached colored site plan there is a
black dashed line running north - south through the property. The single-family lots on the west side of that
line will be somewhat larger than the single-family lots on the east side of the line.
The building setbacks on the (smaller) lots east of the black dashed line are: 15' - 20' for front yards, 5' for
side yards, and 5' for rear yards.
The building setbacks for the (larger) lots west of the black dashed line are: 20' for front yards, 5' for side
yards, and 15' for rear yards.
