HomeMy WebLinkAboutBELLA VIRA - PDP - 36-05A - CORRESPONDENCE - (6)-- - - Steve Olt - RE ,Bella Vira -Private Drive Page 2 Our office has been working on the Bella Vira project for John Minatta and we have received redline comments from the City. There are a couple of comments related to the private drive for the project that I wanted to verify with you: Number 25 (Engineering Comment): Check with PFA on fire access issues. They may have a problem with the private drive aisle width, since parking one side would reduce the area for their trucks down to about 16'. Number 22 (Engineering Comment): When 12 or more units are served by a driveway, our standards (LCUASS 9.3.2C) require a minimum width of 28'. This standard applies for the proposed private drive. The width can be reduced when driveways are off of low traffic volume streets. As long as average daily volume is <1000 vehicles, the width of the drive can be 24'. However, any parking proposed will have to be in bumpouts, and not in the 24' width. The extension of W. Elizabeth (west of Overland Trail) is classified as a residential local street and will have less than 1000 average daily trips, therefore the width could be 24'. 1 am a little confused by the statement that parking will need to be in bumpouts. LCUASS standard for a residential local street is 30' wide with parking on both sides leaving an effective clear zone of 16'. Could this same approach work for the MF private drive? Where we are proposing 24' FL to FL with 7' of parking on one side and maintaining 17' clear zone? I have attached our proposed plan and a cross section for you to review. We have only received City comments at this point, were you planning on issuing comments as well or are they already incorporated in with the City's? The private drive on the MF side known as Vira Drive has to become a fire lane and must be shown on the plat as an emergency access easement. Private Drives can now be "named" and therefore "addressed" for your convenience. However, if any property being served by the private drive cannot receive fire emergency service from a public street, then all emergency access design requirements shall apply to the private drive per Section 3.6.6. This being the case, the named private drive now becomes a named fire lane. The named fire lane, now Vira Drive, is required to be an unobstructed 20 foot wide fire lane, signed "FIRE LANE -NO PARKING" and painted with red curbs, and all the rest of the design criteria for fire lanes stipulated in 3.6.6 of the FCLUC.
