Dear Resident/Property Owner:
June 4, 2009
On Thursday, June 4, 2009, at 6:00 p.m., in City Council chambers, 300 LaPorte
Avenue, Fort Collins, Colorado, the City of Fort Collins Planning and Zoning
Board will conduct a public hearing to consider a development proposal in your
neighborhood. The project is referred to as Rocky Mountain Archery, 4518
Innovation Drive — Addition of a Permitted Use, #21-09.
The applicants are requesting that the property at 4518 Innovation Drive, Lot 10
of the Golden Meadows Business Park, be allowed for an Unlimited Indoor
Recreation Use. The site is zoned H-C, Harmony Corridor, which does not allow
the proposed use. The property is vacant and located on Innovation Drive north
of East Harmony Road.
The proposed use is a new 11,266 square foot building for an indoor archery
range. The parcel contains 27,600 square feet.
If approved by the Planning and Zoning Board, the new use, Unlimited Indoor
Recreation Use, would be allowed on the subject property only and not on a
district -wide basis.
The City Current Planning Staff and the Planning and Zoning Board consider
your interest and input in this matter, as well as your neighbor's input, an
important part of the City's review of this proposal. If you are unable to attend,
written comments are welcome.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
Sincerely: ly
Ted Shepard, AICP
Chief Planner
