Final Plan submittal, and it is not believed to be a document that is typically scanned and
archived."

When dedicating the row for Precision Drive, radii at the intersection of Precision and Lady
Moon should be provided as they have been for the other intersections.
The legal descriptions have not been checked yet as they will be changing. They will be
checked once they are resubmitted and the processing fees are paid. The processing fees
are $250 per easement or row dedication.

northern connections is outside of the current constructed pavement. It should not be shown
as a patch if the connection will take place before the northern portion of Cinquefoil is built. It
seems odd to pave the new section and then cut into it.

intersections with the spot elevations and transitions lengths (figure 7-27) called out as well
as where the end of construction will be for the North and East legs of the
Cinquefoil/Precision intersection. Since the design is tying into the existing Lady Moon
Street stub it is ok to simply show the transition length off of lady moon as well as the
centerline spot elevation as detailed in detail 7-27. However on the Precision/Cinquefoil
intersection please show where exactly the end of construction with this project will be.

[11/5/09] In reviewing the legal descriptions for the off -site dedications I have the following
comments:
A dedication of row at the driveway was shown. This should not be needed as any ramps
should be able to be accommodated within the 8 foot parkway that exists on this street.
Only one ramp is needed for crossing the street as this is considered a T intersection even
though the driveway aligns with the street. Not having this dedication would save the
processing and filing fee costs to review, process, and accept this dedication.
The dedication of Row along the North boundary is showing a bump in for the driveway to
accommodate ramps for a mid block crossing. It is not typical to have mid -block ramps at a
driveway and on both sides of the driveway. The location for a mid -block pedestrian
crossing will need to be reviewed and approved by traffic operations. As we discussed it
may make more sense to look at this and discuss the mid -block crossing when the block to
the north is brought in for review and the desired pedestrian spine location is defined and
the ramps added at that time. Because of this, the preference is that the driveway be built in
accordance with the standard details where the sidewalk goes straight across the driveway
and does not bump into the site for the crossing.
As shown on the plat there is a portion of property that was at one time dedicated as row to
a private party (not to the city). The area of the dedication which is within the platted
boundaries is being shown to be vacated with the plat. The portion of this row that is within
the row for Precision drive that is being dedicated to the city by separate document also
needs to be vacated prior to the dedication. We have thought of a couple of options for how
this can be done:
Option 1. Extend the boundaries of the plat to include this area and thus the dedication
would also be vacated by the note that is on the plat. The area would then be dedicated as
row on the plat.
Option 2. Some sort of special language could be included within the deed language to
identify that the owner is vacating/giving up row rights as dedicated to them and then
dedicating the land to the city. This would seem to work since you have indicated that the
row and the land are owned by the same party. Any proposed language will need to be
reviewed by the City Attorneys office.
We are open to other options as well if you have other ideas.
