I am writing this letter to express my displeasure of the proposal of the Presidio apartments
which are slated to be built at the Northwest corner of Rock Creek and Cinquefoil in Fort Collins.
I live on the Northeast corner of Rock Creek and Cinquefoil, directly across the street from the
proposed property.
First of all, the height of the property is not consistent with the surrounding buildings in the area.
There are no 3 story buildings anywhere nearby. Second, a set of 3 story buildings in this
development will not only reduce, but remove the view of the mountains from the home owners
at Morningside Village. As I would be directly impacted by this development, I greatly object to
any buildings taller than one story to be built directly West of Morningside Village. I purposefully
purchased my property because of the wonderful views from my development. I find it
disheartening that I have spent my hard earned money to purchase in Fort Collins to have my
view removed by those who are renting.
Third, according to the Fort Collins Chamber of Commerce website, it states that "over 600
apartment units have been built in the past year." I don't think it is necessary or warranted to
build a property of this extent of apartment buildings. The development proposed is for 450 new
units. I would be interested in gathering information as to when the data collected to support
this warranted need was obtained, before or after the decline in the economy.
Fourth, the properties located at Morningside Village (as well as Observatory Village) have
significant property values, even in a downward turning economy. Placing inexpensive
apartment complexes near our newly built homes will only serve to decrease our property
values. Property owners have a greater vested interest in their homes, more so than renters do.
Therefore, the time and effort spent of those in the surrounding neighborhoods to maintain our
beautiful area, will be compromised. The values of our homes will not only decrease in financial
aspects, but also our value of what we truly love about Fort Collins, the ability to view and enjoy
our outdoor spaces of nature especially the mountains.
Because of these above listed reasons, I greatly ask the Board to reconsider approving a plan
that does not fit in the standards and lifestyles of those who live in Fort Collins. As someone
who appreciates that Fort Collins does NOT have high rise buildings and loves the ability to
enjoy nature, I would hope that the Board will agree that the Presidio is NOT consistent with the
Fort Collins way of life.
