Each building would be three -stories in height. The parcel is referred to as Tract J of the Harmony Technology Park and is 13.5 acres in size. It is located north of Rock Creek Drive, between Lady Moon drive on the west and Cinquefoil Lane on the East. The density is 18 dwelling units per gross acre. There would be a total of 404 parking spaces. Of this total, there would be one parking space per unit provided within a garage. The site is zoned H-C, Harmony Corridor which permits multi -family dwelling units as a permitted use, subject to review by the City of Fort Collins Planning and Zoning Board. The minimum required density in the H-C is seven dwelling units per acre and there is no maximum. Precision Drive would be extended as a public street and form the northern boundary of the site. Two neighborhood meetings have been held. The primary issues are neighborhood compatibility and traffic impacts on surrounding streets. This project represents the third development proposal in the 270-acre Harmony Technology Park. The first two are Celestica/Intel and Custom Blending. Residents of Observatory Village and Morningside Village are located to the south and east of the site respectively. For residents of Morningside Village, there is a concern over the loss of views to the west. For residents of Observatory. Village, there is a concern over the size, height, mass and scale of the project and a sense of loss of an open field. For all, there is concern over the architectural quality. Long term property management of a rental project is also a concern.
