[8/6/09] Entry Monument. A separate review and permit is required for signage. The entry
monument sign shown on these drawings does not receive approval at the time of this
developments approval.
Number: 6 Created: 8/6/2009
[8/6/09] Provide note on landscape plan regarding installation of landscaping prior to
issuance of CO.
Comments from Current Planning:
Re -name the plat so it that "Presidio" is the first word.
2. Show the berm locations on the Landscape Plan.
3. On architectural sheet A-1, please be more specific as to the roof shingle selection.
"Architectural Grade" needs to be further defined. Do you mean a "40-year" roof?
4. Since the south elevations of Buildings Four and Seven directly face Rock Creek Drive,
please raise the height of the synthetic stone to at least the top of the first floor
windows or to a height to match the street elevations of Buildings Five and Six.
5. For the entrances facing Rock Creek Drive, there was preliminary discussion about
providing decorative, wrought -iron (or equivalent) fencing, three to four feet in height, to
create a level of detail to enhance the pedestrian scale of the project. Such fencing is
not illustrated on the plans. What is the status?
6. On the Lighting Plan, note that several pole locations will interfere with tree locations.
Please coordinate the Landscape Plan with the Lighting Plan.
Be sure and return all of your redlined plans when you re -submit.
If you have any questions regarding these issues or any other issues related to this project,
please feel free to call me at (970) 221-6750.

[8/17/09] Per the ODP for this area, the drainage entering the site from Cambridge Avenue
needs to be detained for the 100-year storm and be treated for water quality.
Number: 28 Created: 8/17/2009
[8/17/09) In general, off -site flows need to be passed through the site over the pond
spillway, not through the orifice. This is not an issue anymore since the off -site flows will
now be detained.

On Building 3, the fire line label got covered up by a layer. Regarding addressing, let's get
together with Tim Varrone from GIS and discuss options; we have some time and it's not
going to be a big issue. This was a great submittal. Thank you.

Staff has reviewed your submittal for APARTMENTS AT PRESIDIO - PDP TYPE II, and we
offer the following comments:
ISSUES:
Department: Current Planning Issue Contact: Dana Leavitt
Topic: Landscape Plan
Number: 11 Created: 8/11/2009
[8/11/09] Add plant material within the detention pond to reduce the visual impact of looking
like a bomb crater.
Department: Engineering Issue Contact: Andrew Carney
Topic: General
Number: 12 Created: 8/11/2009
[8/11/09] The Precision Drive road improvements are not considered 'off -site" per our code
and in the Development Agreement and therefore should be included in the Utility Plan set
for the Apartments at Presidio. If it is desired to have the road improvements for Cinquefoil
and Precision in a different set you will need a single master cover sheet for both the Utility
Plan set and the Road improvement set. Also, the design for Cinquefoil should be included
in the road improvement set as reverence. Lastly, please clearly identify, reference, and tie
into the existing design for Cinquefoil so that there is no confusion about the design.
Number: 13 Created: 8/11/2009
[8/11/09] Please clearly label what will be built along Precision and Cinquefoil. It is a bit
unclear where the limits of construction will be and what is being built at this time.
Number: 14 Created: 8/11/2009
[8/11/09] Since the road improvements along Precision and Cinquefoil are not considered
"off -site" please adjust your limits of construction on the utility plan set to include the road
improvements on both Cinquefoil and Precision. Even if you desire a separate plan set for
the road improvements the utility sheet needs to show the road improvements and may
simply reverence the road improvement set for details.
Number: 22 Created: 8/11/2009
[8/11/09] Please show the.Utility Easements on the typical street cross sections as well as
the travel lane widths, bike lane widths, and any parking widths.
Number: 23 Created: 8/12/2009
[8/12/09] Please use a lighter or ghosted line weight for the existing conditions on and
surrounding the site. It is a bit confusing what is being proposed and what is existing.
Number: 26 Created: 8/14/2009
[8/14/09] Please see redlines for additional minor comments.
