HomeMy WebLinkAboutCASEY'S CAR WASH, MAJOR AMENDMENT - FDP - 23-09/A - CORRESPONDENCE - (6)become an Assembly Occupancy (50 or more occupants) without additional requirements
becoming applicable..
OCCUPANT LOAD: The maximum occupancy of the cafe and associated outdoor seating
area will need to be determined. Occupant load will determine Type of Occupancy (<50 is
Business Occupancy, > or = 50 is Assembly), which also may influence other fire
requirements, such as exiting and/or automatic fire sprinklers.

[10/29/09) It was my understanding that the impact of the right-of-way needed for the
Mason BRT incorrectly shown in the Minor Amendment (due to City staff error) was going to
be addressed on this plan. Is this no longer the case? It is not required but recommended.

[10/27/09] The water service shown at the southeast corner of the cafe/self-serve carwash
building replaces the service on the north side of the self -serve carwash building where the
water main is being abandoned. The existing service on the north side of the building is a 1-
inch service. The label on the service to the southeast of the building should be changed to
a 1-inch service to coincide with the size of the existing service which is being abandoned.
Be sure and return all red -lined plans if you make a paper copy re -submittal prior to

[10/8/09] [7/30/09] Scanning issues still exist. This does not have to be addressed prior to
hearing but must be addressed prior to final plan approval in Final Compliance.
(6/24/09] See Appendix E6 for scanning requirements and see Tech Services if you have
any questions. Please correct all line over text issues.

[10/8/09] Sheet L2 refers to Sheet S1 for the handrail detail but there are no details shown
on S1.
[7/30/09] Please show the detail on the Site/Landscape Plans for the building department.
It is great that you've included it on the civil sets but it needs to be shown here as well.
Thank you.
[6/24/09] A hand rail is proposed but there is no detail or information on any of the plan
sets.

[10/28/09] At this point, your occupant load is not high enough to require automatic fire
sprinklers, but I recommend you discuss egress requirements with Russ prior to submittal.
[8/5/09] 1 recommend that you meet with Russ Hovland from the FC Building Department to
determine if your cafe and patio areas meet egress requirements to get patrons to the public
way. From the submitted plans, it is difficult to determine the patio area and occupancy.
Please be aware that the occupancy for the cafe and patio areas will not be allowed to

[10/8/09] The vacation request was approved and the corrected legals are perfect! I will
send you an email with the total County filing fees due to close this out.
[7/30/09] Thank you for submitting the legal description and exhibit however I still need the
vacation request. The vacation request must be reviewed and approved by the utilities prior
to going to hearing so please send this ASAP. If you could send it and the corrected legal
and exhibit per comment 46 electronically as well, I can route the request by email. This will
save about a week's time over using snail mail. Thank you.
[6/24/09] All proposed easements must have a legal description and an exhibit submitted
for our review and approval along with the associated TDRFee. All easements to be
vacated must submit a vacation request with an exhibit for our distribution to the various
utility agencies for their review and approval. There is an additional TDRFee for that as well.
Number: 44 Created: 8/4/2009
[10/8/09] Repeat. The Site and Landscape Plans still do not show and label all of the
existing and vacated easements on and off site that the utility plans show.
[8/4/09] The Site and Landscape Plans need to show the same easements (dimensioned
and labeled) and the utility plans. Need to show the proposed area of vacation by separate
document as well.
Number: 58 Created: 10/28/2009
[10/28/09] There are no public improvements proposed with this development nor any
street cuts so a Development Agreement is not required if Stormwater agrees to a Memo of
Understanding in its place.
