It can be RESIDENTIAL reduced to five feet. COMMERCIAL 5. RESIOENTIAL [7/24/09] The lot doesn't have to be paved if a modification is granted. COMMERCIAL (4/27/09] The change of use requires the gravel parking lot to be brought into compliance with HISTORICAL 3.2.2 and 3.2.1 of the LUC. This means it will have to be hard surfaced, interior parking lot landscaping, perimeter parking lot landscape (1 tree every 40'), etc. Number: 9 Created: 4/27/2009 [10/05/2010] JCL Architecture (Response) — Dimensions in parking area are shown this time. [7/24/09] Response letter states that the dimensions are shown, but I don't see them. [4/27/09] Need to show parking stall dimensions of what I assume are parallel spaces along south lot line. They need to be a minimum of 8' x 23'. Show dimensions of drive -aisle widths (24' required at 90 degree stall, 20' at parallel stalls, and 24' behind the 2 stalls next to the southwest corner of the building). Comments from Current Planning: 1. [10/05/2010] JCL Architecture (Response) — Note added to describe the new brick wall - rh two -foot metal extension as an eight -foot high fence. [8/13/2009] The new brick wall with the two -foot metal extension needs to be described as an eight -foot high fence. Please add a note that at eight feet, the fence will require a separate building permit and must be engineered and submitted with an engineer's sta m p. 2. [10/05/2010] JCL Architecture (Response) — Comment acknowledged and we have applied for variar for approval. [8/13/2009] The eight foot high fence can only be allowed if it complies with the building setbacks. As a residential use in the L-M-N zone, the building setbacks are 15-feet front, five -feet side, and eight -feet rear. Please draw setback line indicating the distance of the eight foot high fence from the front property line along Parker and the side property line along Whedbee. In order to illustrate compliance with this standard, the property line must be clearly delineated. Please label the property line on all sides. If these setbacks cannot be met, then a Modification of Standard must be requested. 3. [10/05/20101 JCL Architecture (Response) —It has been remarked that, given the secure nature of this project type, the addition of plant material in front of the eight foot high fence would provide unwanted hiding spots for potential perpetrators. In lieu of Studio and Gallery at vegetation variation in fence materials has been added to the 8' fence along Parker Street 401 South Mason Street Fort Collins. A four foot section shall be installed to ARCHITECTURE the south along the remaining three foot walk and is shown on sheet G1. The timber wall and INTERIORS existing concrete wall are to be removed as required and are shown on sheet EX1. A 25' concrete apron has been added to the plans with a transition in the 2' concrete trickle pan to supply RESIDENTIAL stormwater sheet flow instead of c:,ncentrated flow. COMMERCIAL [5/8/09] It was determined that the existing 1' widening of the sidewalk along Parker would be HISTORICAL removed and a 4' extension would be put in its place. The sidewalk would then taper to match the existing width at the corner and no widening of the existing sidewalk along Whedbee would be required. The existing timber retaining wall will be removed as well as the concrete wall extending into the row along the south side of the driveway. In addition, a minimum of 25' of the driveway from the bow will be paved or put in concrete to minimize drag -out over the sidewalk and street. [7/30/091 (FC) The modification is going forward to the hearing with staff recommendation for approval. If this is denied for whatever reason, we can address the issue at Final. [5/8/09] Another round of review prior to hearing will be required if the modification to allow the existing gravel parking is not approved. If it IS approved, I can get by with an informal round of review if no other department is requiring a formal round. [8/5/09] Thank you for your response to this comment and my other comments. Per our discussion today, panic hardware will be installed in the courtyard gates to facilitate safe egress and also address security (entrance) concerns. ACCESS/MEANS OF EGRESS: Please contact me so we can coordinate your needs for security, with emergency services' need for access. We can certainly make the two needs co -exist. Also, I need to know how exiting occurs through the courtyard. Is there an exit from the courtyard, Studio and Gallery at directly to the exterior of the building? There does not appear to be on the site plan, but the 401 South Mason Street Fort Collins, CO 80524 actual building does appear to have direct access. [5/6/09] This development is responsible for constructing the sidewalk where none currently exists on this property; however, it was determined that in this case, it really wouldn't benefit the neighborhood by constructing it at this time. It has been agreed that this development will provide cash in lieu of the additional sidewalk to the west. An estimate for our review and approval is due in Final Compliance and that amount will be added to the development agreement and due prior to the issuance of the building permit. Number: 16 Created: 5/8/2009 [10/05/2010] Northern Engineering (Response) — Fifteen foot radii tappers have been design on the connection to the existing sidewalk on the northeast corner of the project. The sidewalk on the eastern side of the northern driveway has been modified to supply smooth pedestrian re- direction. [7/30/091 (FC item) Looks good! Just one thing though, for after the hearing and in Final Compliance, could you show 15' radii on the sidewalk tapers and we'll need to round out the Studio and Gallery at sidewalk a little at the western driveway (but that's FC stuff).
