This may be reduced up to 2' where overhanging landscaping or sidewalk. However, a sidewalk's width must be increased by 2' to account for the overhang. A parking stall cannot be less than 19' where unable to overhang so the stalls shown against the fence wall must be a minimum of 19'. The parallel spots along the fence on the south side must be increased to allow for the car door swing OR the fence needs to be set back sufficiently. Please see chapter 19 of LCUASS for all other parking lot requirements and adjust the layout accordingly. Plan needs to match the utility plans (sidewalk widths shown are incorrect, driveway on south side doesn't match, etc). There are many scanning issues that need to be addressed. Page 2 STAFF PROJECT REVIEW City of Fort Collins Date: 11 /3/2010 Staff has reviewed your submittal for Crossroads Safehouse PDP Type II and Final Plan, and we offer the following comments: ISSUES: Department: Engineering Issue Contact: Susan Joy Topic: General Number: 14 Created: 5/6/2009 [10/27/10] [7/30/09] (FC) Just carrying the comment through Final and the DA. [5/6/09] This development is responsible for constructing the sidewalk where none currently exists on this property; however, it was determined that in this case, it really wouldn't benefit the neighborhood by constructing it at this time. It has been agreed that this development will provide cash in lieu of the additional sidewalk to the west. An estimate for our review and approval is due in Final Compliance and that amount will be added to the development agreement and due prior to the issuance of the building permit. Please label top, bow on the utility plan and provide the wall section in the detail sheets. No portion of the wall (including the footing or hook assembly) may be placed in row or utility easement. Please show all easements, property lines and/or row, and utilities in the typical sections and show typical sections on all plan sets. Wall heights and or tow/bow spots need to be shown on all plan sets. Additional permits and design is required at the Building and Zoning counter prior to its construction. Please adjust the 4' metal fence shown on the site plan accordingly and place a note on the site, landscape and utility plans to reflect the 2' setback requirement.
