12. If there are any sections of existing public sidewalk, curb and gutter that
are damaged or in disrepair, then these sections must be replaced or
repaired. Please note that if new sidewalk is added, sections cannot be
added that are less than four feet wide.

13. At the time of submittal for the Major Amendment, the applicant will be
assessed the Transportation Development Review Fee. This fee is based
on a formula. Please contact Randy Maizland, 221-6605 for an estimate of
this fee or to discuss any Engineering issues.

14. Crossroads Safehouse is encouraged to incorporate a facility -wide
recycling program. Be sure there is adequate space in the trash enclosure
for recycling containers.

15. Also, bike racks are required near the employee entrance.

16. If needed, staff is available to assist in the preparation of the submittal and
determination of submittal fees.

7. There are two 2-inch domestic water services and a 3/4 —inch irrigation
service to the property. No changes to the existing water/sewer services
are planned; therefore, no comments at this time. For further information,

8. The existing public sidewalks along Parker and Whedbee Streets are
attached to the curb and not in compliance with current standards. For the
proposed project, these sidewalks must either be widened by adding no
less than four feet of width, or demolishing and constructing new detached
sidewalks in accordance with the current standard.
Understood, the walks will be widened.
9. If there are any public sidewalks that are not handicap -accessible as per
Federal A.D.A. requirements, then these sidewalks must be improved
accordingly.

10. The first parking stall is too close to Parker Street. Cars maneuvering in
and out of this space may impact traffic on Parker Street. This closest
space, and possibly the second one in, may not comply with the parking lot
setback standard and would have to be removed. For example, if there are

Please find our responses in bold:
HISTORICAL
The site is zoned L-M-N, Low Density Mixed -use Neighborhood. A Shelter
for Victims of Domestic Violence for more than 15 clients is permitted
subject to review by the Planning and Zoning Board (Type Two Review). A
neighborhood meeting is required which has already been conducted back
on June 2, 2008. The gravel portion of the parking lot must be paved in
order to bring the site up to compliance.

2. The site will continue to be served by the City of Fort Collins Light and
Power Department. The building is presently served with 100 KVA Single
Phase. As long as there is no change in the size of the electrical panel,
there will be no site or development charges assessed by Light and Power.
If there is an increase, then the customer pays only the difference in the
tow panel sizes. For further information, please contact Bruce Vogel at
221-6700.

3. If there is an increase in imperviousness greater than 1,000 square feet, a
drainage and erosion control report and construction plans are required
and must be prepared by a Professional Engineer registered in Colorado. A
grading plan is required when there is between 1000 and 350 square feet
of new imperviousness, but no drainage study is required. There are no
requirements for less than 350 square feet.

4. If there is an increase in imperviousness greater than 1,000 square feet,
onsite detention is required with a 2-year historic release rate for water
quantity. Water quality treatment is also required as described in the Urban
Studio and Gallery Street
