Construction on the project would potentially commencement within two months of fmal plat
approval.
The initial improvements of the development will include all of the public street improvements,
tying into both of The Ponds connections at Banyan and Sunflower, the connection of West
Elizabeth to Overland Trail, as well as Overland Trail road improvements at this intersection, and
overlot grading of the entire site. It is anticipated that these public improvements will take
approximately 15 to 20 weeks.
Once these improvements are completed, the next component of the project will begin within 10
months. This work will include construction of the multi -family site and completion of the widening
of Overland Trail and improvements to the adjacent frontage. The multi -family site will include 19
of the 25 total units.
The second phase of the project, is the completion of the 6 units in the southern portion of the multi-
family component. The submitted design is meant to allow Sam Minatta who currently resides at this
location, the flexibility to remain in coexistence with the developed site and maintain his separate
point of access. This phase of work will commence when Sam no longer wishes to remain living at
his current location.
