The Multi family units may be fine tuned between now and construction and there may be a minimum number of steps involved between the garage floor and finished floor. The finished floor elevations will be no lower than the minimum garage floor elevations provided, and will almost certainly be higher by an amount unknown at this time. One option for a protection mechanism may be to provide future residences with a letter or brochure detailing potential conflicts. • Harmony Ridge 2nd filing Wildlife letter is a good example to refer to. A "Potential Conflicts: Residents and Wildlife " letter for Bella Vira has been prepared and was reviewed and approved by Doug Moore with the original PDP. This letter will be distributed to future residences of Bella Vira. Department: PFA Topic: fire Number: 67 Issue Contact: Carle Dann Created: 2/6/2006 [2/14/07] The Emergency Access Easement is required to be designated on the plat. Per previous discussions, parking on Bella Vita will be allowed only in the bump -out parking areas. Fire access roads (fire lanes) shall be provided for every facility, building or portion of a building hereafter constructed or moved into or within the PFA's jurisdiction when any portion of an exterior wall of the first story of the building is located more than 150 feet from fire apparatus access as measured by an approved route (from a public street) around the exterior of the building or facility. This fire lane shall be the required minimum width of 20 feet throughout the length of the fire lane; designated an emergency access easement on the plat; visible by painting and signage; and maintained unobstructed at all times. The HOA is responsible to maintain the approved fire lane signs and red -painted curbs. A fire lane plan shall be submitted for approval prior to installation. If a fire lane is not provided, all buildings out of access (exceeding the 150- foot requirement) shall be equipped with an approved automatic fire -sprinkler system. 97UFC 901.2.2.1; 901.3; 901.4.2; 902.2.1 [4/19/06) This issue is revolved. However, I wanted to note that this private drive is now named Bella Vita Drive. Also, we need to ensure it is designated EAE on the plat. [2/6/06] The private drive shown as Vira Drive shall be a fire lane and shown on the plat as an emergency access easement. Vira Drive is required to be an unobstructed 20-foot-wide fire lane, signed "FIRE LANE - NO PARKING" and painted with red curbs, and it shall meet the remainder of the design criteria for fire lanes stipulated in section 3.6.6 of the FCLUC. The emergency access easement has been labeled on the plat. Please seethe Onsite Signing and Striping plan for emergency signage and striping.
