In an e-mail correspondence with Roger this issue was clarified. Steel casings will only be
needed for water and sanitary lines crossing under storm pipes that are 24" in diameter and
larger. In an attempt to maximize cover between the top of pipes and travel surface, the largest
culvert with this issue is 18 ". Therefore steel casings have not been included in the design.

[2/16/07] Are there water main lowerings on the project? If so, label on the overall utility plan,
provide a detail with elevation information and add detail 4-B.
There aren't any water main lowerings designed with Bella Vira. The detail has been removed.
There are two existing watermains entering the site at Sunflower and Banyan that may conflict
with proposed storm pipe crossings. These will need to be pothole previous to construction and a
lowering may be deemed necessary at that time.

[2/16/07] Add the details for the 1.5" meter pit installations.
Detail has been added

[2/16/07] Include the insulation spec on the plans (Dow Styrofoam Highload 60).
This was discussed during a meeting with Roger Buffington and Susan Joy — it was determined
that the insulation would be identified on the plans as Highload 60 and that further
specs/documents would not need to be added to the set.

the garage floor and finished floor. The finished floor elevations will be no lower than the
minimum garage floor elevations provided, and will almost certainly be higher by an amount

[2/14/07] The Emergency Access Easement is required to be designated on the plat. Per previous
discussions, parking on Bella Vita will be allowed only in the bump -out parking areas. Fire
access roads (fire lanes) shall be provided for every facility, building or portion of a building
hereafter constructed or moved into or within the PFA's jurisdiction when any portion of an
exterior wall of the first story of the building is located more than 150 feet from fire apparatus
access as measured by an approved route (from a public street) around the exterior of the building
or facility. This fire lane shall be the required minimum width of 20 feet throughout the length of
the fire lane; designated an emergency access easement on the plat; visible by painting and
signage; and maintained unobstructed at all times. The HOA is responsible to maintain the
approved fire lane signs and red -painted curbs. A fire lane plan shall be submitted for approval
prior to installation. If a fire lane is not provided, all buildings out of access (exceeding the 150-
foot requirement) shall be equipped with an approved automatic fire -sprinkler system. 97UFC

[4/19/06) This issue is revolved. However, I wanted to note that this private drive is now named
Bella Vita Drive. Also, we need to ensure it is designated EAE on the plat.

emergency access easement. Vira Drive is required to be an unobstructed 20-foot-wide fire lane,
signed "FIRE LANE - NO PARKING" and painted with red curbs, and it shall meet the
remainder of the design criteria for fire lanes stipulated in section 3.6.6 of the FCLUC.

RE: Bella Vira — Final Plans 2Id Submittal
Project No.: 2427
Dear Steve:
We offer the following responses to Staffs comments for Bella Vira - Final Plans (our
responses are in italics):
ISSUES:
Department: Current Planning Issue Contact: Steve Olt
Topic: Building plan
Number: 128 Created: 2/13/2007
[2/13/07] As part of the Final Plan review there must be a Building Elevation sheet (24" x 36"),
with 4-sided elevations, for the proposed 25 multi -family buildings closest to Overland Trail. Just
the colored 11" x 17" sheets showing the front and rear elevations are not sufficient to review,
approve, and record. These elevations are different than the required Architectural Standards
information for the single-family homes on the western portion of the development.
Multi family elevations (4 sided) created per Current Planning specifications and included with
submittal.
Topic: General

[2/6/07] Where are the "updated" Architectural Standards requested by Natural Resources? Did
not get a copy with the Final Compliance submittal. Three (3) copies of the standards, which
relate most to the single-family homes on the west end of the development, must be submitted as
soon as possible. The Final Plans cannot be approved and recorded until the standards are
accepted by the City.
Updated Architectural Standards are included on Sheet LI of Landscape Plan as agreed upon
with Dana Leavitt.
