[8/7/09] As previously discussed with the property and business owner, the minor
amendment approved in January 2009 did not properly show the Mason Corridor BRT right-
of-way line. City Surveying will stake the property the week of 8/3.

[8/7/09] Due to issues from Comment 47, additional right-of-way needs are anticipated to
impact the landscaped island in the rear of the property. The owner indicated that this will be
removed, as will the landscaping and seating area adjacent to the north car wash building.
These changes were not included in the approved minor amendment, but must be included as
part of this major amendment. Any questions on the Mason Corridor BRT right-of-way can
be forwarded to Steve McQuilkin at 416.2484

[8/5/09] I recommend that you meet with Russ Hovland from the FC Building Department
to determine if your cafe and patio areas meet egress requirements to get patrons to the public
way. From the submitted plans, it is difficult to determine the patio area and occupancy.
Please be aware that the occupancy for the caf6 and patio areas will not be allowed to
become an Assembly Occupancy (50 or more occupants) without additional requirements
becoming applicable.
OCCUPANT LOAD: The maximum occupancy of the cafe and associated outdoor seating
area will need to be determined. Occupant load will determine Type of Occupancy (<50 is
Business Occupancy, > or = 50 is Assembly), which also may influence other fire
requirements, such as exiting and/or automatic fire sprinklers.

[8/5/09] The actual location of the hydrant differs from what is shown in the utility plan.
Because the actual location is more removed from the roadway corner, it is less likely to be
struck by a moving vehicle and therefore, we will allow the hydrant to remain in the current
position. However, if it becomes a problem in the future, approved bollards may be required
to be installed to protect the hydrant from damage.
FIRE HYDRANT LOCATION: The fire hydrant that is going to be relocated needs to be
moved farther off the curb face. Minimum distance is.' feet off the curb face but in this
instance, I would recommend even more distance, since it is an area where all the vehicles
will be turning, thus increasing the risk of the hydrant being hit by a vehicle. If the location
cannot be changed, bollards must be installed in an approved manner.

Corridor improvements to be built by others" so that we can see if there will be any conflicts
with what you are proposing. This will need to be shown on all plan sets
(site/landscape/utility). Please coordinate this with the Transportation Planning Department.

feet from bottom of footer to tow, then must provide a typical detail for it on the landscape
and utility plans and this will trigger a need for detailed construction details at the time of

[8/10/09] From a Planning standpoint having theo2 sheets of Site Plans, at different scales, is
sufficient. Other departments are having difficulty with this and indicate that the utility plans
do no show enough information about the entire Casey's site and 150' off -site.

[7/30/09] All sheets on all plan sets must show the entire property boundary and the same
information. All plan sets must show all existing features within 150' of the project limits.
Please see LCUASS and Appendix E4 for all other requirements. Please adjust your scale to
accommodate the additional area or use match lines and key maps if extra sheets are needed.
[6/24/09] All plan sets need to show the complete property boundary as well as dimension
all public row & sidewalk widths. All plan sets must show existing features within 150' of
the property limits (we are most interested in driveways, drive aisles, sidewalks, etc -
anything to show how this development ties into or lines up with the other properties) and all
plan sets must present the same information. The utility plan needs to dimension driveway
widths and the location of the new curb at the Mason St Corridor side so that it is locatable in
the field. It is unclear where the Mason Corridor relates to this development or how your
proposal ties into it.

[7/30/09] Thank you for submitting the legal description and exhibit however I still need the
vacation request. The vacation request must be reviewed and approved by the utilities prior
to going to hearing so please send this ASAP. If you could send it and the corrected legal
and exhibit per comment 46 electronically as well, I can route the request by email. This will
save about a week's time over using snail mail. Thank you.
[6/24/09] All proposed easements must have a legal description and an exhibit submitted for
our review and approval along with the associated TDRFee. All easements to be vacated
must submit a vacation request with an exhibit for our distribution to the various utility
agencies for their review and approval. There is an additional TDRFee for that as well.

[7/30/09] Parking stalls are required to be a minimum of 19' deep. You may reduce the stall
length by up to T with a 2' overhang. However, it does not appear that you have 2' between
the parking stall flow line and the existing transformer box. Cars will constantly hit and
damage the transformer so perhaps placing bollards in front of it will help - see Light and
Power for their requirements. Whatever width is used up by this adjustment will need to be
made up in the parking stall length.
