1. Show all utilities as existing or proposed.
2. Add an index for the different lineweights (use grey for existing and dark for proposed.
3. Dimension, label and show all row and easements.
4. Show, label and dimension all existing features within 75' of the property (sidewalk, c&g,
driveways, etc).
5. The driveway must be constructed in accordance with detail 706 (width is 12-24' max).
6. Add details 706, 701, 702, 1601, 1602.
7. Correct all scanning issues - see Appendix E6.
8. Add this note:
General Construction Notes #1 through 18, 20 through 39, and 42 through 46 as listed in
Appendix E-1 of the Larimer County Urban Area Street Standards (LCUASS) shall apply
and be followed for this project.
The Construction Notes under subsection Street Improvement Notes and Traffic Signing,
and Pavement Marking Construction Notes in Appendix E-2 of the Larimer County Urban
Area Street Standards (LCUASS) shall apply and be followed by this project as applicable.
9. Add the Developer, Owner, Engineer or other Consultant information.
10. Show FF elevation for the garage, spot elevations at the property corners and drainage
arrows showing how the site drains.
11. Add existing contours for a minimum of 50' offsite and tie in the proposed grading. All
grading must stay onsite or an offsite grading easement is required.

3) Listing of proposed coverages (percent and square footage)
- building coverage existing
- building coverage proposed
- increased driveway coverage
4) Label existing vegetation
5) Label existing buildings vs. new construction
6) Existing Zoning
7) Need Vicinity Map
8) Need standard signature blocks added
9) Need to show easements and ROW
Probably will need to shrink scale to 1 "=10' to fit this info on the plan.

[7/30/09] A utility plan sheet would trigger the requirement for a full utility plan set, however,
rather than do that, let's put all of the utility information on the landscape plan. I have
checked with Stormwater and Water/Wastewater and they are ok with that.
Having said that, remove the utility plan sheet and place all utility information and other
required information on the landscape plan. I'll list that out separately under "Landscape
Plan" comments.
