Penny Flats comments
Hi Mr. Shepard,
I am the registered agent and Executive Director of National Association for
Interpretation at 230 Cherry Street in Fort Collins. My work takes me away from
Ft. Collins frequently and I'm in Atlanta, GA, this week doing training, and could
not attend the hearing last night. I don't know that you permit comments by email,
but though I should try in case it is allowed.
The Penny Flat/Coburn request for modifications is unacceptable to us for these
reasons:
1. The increased height will have a shadowing effect on surrounding
neighborhood buildings, that the height is going up instead of trail down to the
transitioning LMN (Low Density Mixed -use neighborhood) zoning on the north
and west neighborhoods.
2. This modification would violate the city building code stated in Article 3 for
neighborhood compatibility. This major amendment change does not meet the on
site parking requirements for the additional 23 residential units that require at
minimum 30 more parking spaces, depending on the unit type. if any are 2 and 3.
bedroom units the modification could force 52 more cars into the surrounding
neighborhood streets.
3. The modification is being requested from Colburn Development in order to
increase the unit density to help make a real estate deal on land that is currently
under a partnership between the City of Fort Collins & Colburn Development
ownership. It would seem that the City has a real conflict of interest with this
project and block.
We especially have concerns about the lack of stepdown in heights adjacent to
the one story residences adjacent to our building.
