have relocated the elevator and stairs up, so they will be located entirely in the new
addition and we still can achieve adequate second level access to the Mill Building
second level conference — banquet room.
3 — Also enclosed is the latest design for "industrial -building" style apartments. At our
last historical meeting in Fort Collins, the consensus was that embracing the elements of
a historic industrial building was the most uniquely appropriate style for this area. We
agree and have dropped previous designs and are proceeding with "industrial building"
style apartments.
Thank you for your support of our proposed plan for making a creative adaptive reuse of
the Feeder Supply Mill Building and Warehouse Addition as a destination restaurant
which a) meets the requirements necessary to be successful as such a use, b) is
historically and architecturally sensitive to the Mill Building and Warehouse Addition
with minimum alterations, c) is sensitive to and respects the history and architecture in
the National Historic District in which it is located, d) is sensitive to and respects the
unique historic and architectural nature of the River District, and e) complies with the ten
Secretary of the Interior rehab principles.

Since we last met, I have had several meetings with the State Historical People and
Karen, Josh and Sherrie. The outcome of these meetings has been variations and
improvements to the plans which I presented to you in October.
1— Here is the latest Feeder Supply Building rendering and restaurant floor plan.
Please note:
A. Addition wall has been moved back to expose and provide an excellent view
of the loading dock, the loading dock doors and the scale. They now will
become part of the historical ambiance of the front patio.
B. The first window north of the loading dock will be converted into an access -
way for restaurant patrons to go from the hostess — waiting area into the Mill
dining room, which based on restaurant consultants and owners is critical and
works for us to be able to make a successful adaptive reuse of the Mill as a
restaurant.
C. Addition wall for the second level has been moved all the way back to the
north end of the Mill Building exposing and providing an excellent view of
the entire 2nd and 3rd levels of the west side of the Mill Building.
D. It is necessary however to alter this elevation by installing three windows .to
- -- - -- allow- an -adequate amount of natural light into the -second -level; in order -to .
make a successful adaptive reuse of the second level of the Mill Building as a
conference — banquet room, according to restaurant consultants and owners.
It should be noted, however, that this wall is not a street frontage wall, and by
adding these three windows here permits the street — fronting east Mill
Building wall (fronts on Willow) to be kept in its pristine historical condition
with no additional windows required.
