Because of the historical and architectural significance of the Feeder Supply
building, very substantial economic incentives are available including
Downtown Development Authority money for fagades and public improvements,
State historical grants and state and federal tax credits.
We are aggressively working to locate a qualified restaurant or brewpub to

Historic River District Architectural Jewel To Become A Restaurant
On Wednesday, April 10, Feeder Supply LLC submitted its PDP application for
the conversion of the Northern Colorado Feeder Supply building at 359 Linden
St., Fort Collins into a major destination restaurant or brewpub (4000 - 9000
SF) and possible complementary adjacent commercial use such as retail, office
or bank.
Plans call for the Feeder Supply building, a historic river district
architectural jewel, to be sensitively preserved and rehabilitated with
minimum alterations necessary to allow it to become a successful adaptive
reuse as a restaurant. All street frontage fagades and views will be
preserved. Also the proposed new addition will be set back both to preserve
the west Feeder building elevation view and to create a front patio area
complete with the existing historic loading dock and truck scale.
The Feeder Supply building was built in 1911 and is architecturally unique
with its stepped parapet walls, metal gable roof, and classic front fagade,
all with white stucco and red and blue trim.
In addition an industrial mill style apartment building is planned at the
north end of property fronting on Willow Street. Our goal architecturally is
to make a unique statement that is appropriate related to Willow Street's
industrial heritage and its inclusion in a national historic district as well
as in the Fort Collins River District. Industrial buildings on Willow Street
include Harmony Mill, Lindell Flour Mill, Feeder Supply, Giddings machine
shop and Fort Collins power plant.
Apartment building will have 22 - two bedroom units, 22 - one bedroom units
and 8 studio units, all with private decks and private vehicle parking (one
space per unit).
Each apartment unit will have a unique "sports equipment alcove" located
immediately inside front door of each apartment unit for.storage of bicycles,
skis, kayaks and other sports equipment. Alcoves Will be 5' x 4' or larger
and will have bicycle racks, tile floors, fiberglass walls and industrial
style "rolldown" doors.
Apartment building will have a private outdoor landscaped courtyard area with
benches creating a common area where you can read your mail, socialize with
your neighbors and the like.
