The other two businesses are built approximately 85 feet back from the street curb. In order to not grossly stand out, yet attempt to meet the "build to front" criteria, the new structure will be placed 65 feet back from the street curb. (vii) N/A (viii) A neighborhood meeting for this project was held on May 18t`,2009, at Kruse Elementary School. Two representatives from the neighborhood attended. One of them had no comments or concerns, while the other wanted to know if all of the archery shooting would take place indoors. I assured him that it would be indoor only, and he was satisfied. (ix) The project name is Rocky Mountain Archery. Rocky Mountain Archery Project Development Plan (PDP) Planning Objectives (i) This project is proposed in an effort to fill a need that Fort Collins has, as well as make it a destination point for numerous consumers and sportsman. The addition of this facility will add to the list of many "Unique to Fort Collins" attractions. The project will be located on a long vacant infrll business park lot. This allows the need to be met without compromising any of the cities remaining open space. (ii) The landscaping to be incorporated into the newly developed section of land will include features required by the city of Fort Collins as well as features native to the Colorado mountains. A property wide (minus the paved entrance) strip of land approximately 14' deep, will be planted in Arkansas Valley "Sports Mix" grass. This is the same drought/traffic resistant grass seed mixture used on the majority of Fort Collins city parks. Two to three Hackberry trees will be planted streetside, and a 8'wide by 10' deep flower bed will be established containing dwarf evergreens and native wildflowers. The unused rear of the property will contain a small water quality/retention pond, and the remainder will be planted in low water/low maintenance grass to protect against erosion. The unused sides of the property will covered in a decorative stone. The entire north property line currently contains a row of trees which provide complete screening. The property owner on the south side has various shrubs currently planted on the property line. If required, additional shrubbery can be added to achieve necessary buffering. (iii) Rocky Mountain Archery will be a sole proprietorship under the ownership of Stewart King. The only pubic land involved in the project would be the narrow streetside strip of land that will be incorporated into the projects front landscaping. All maintenance of this ground will be managed by the business owner, and stipulations to that extent will be placed in any future purchase contracts. (iv) The number of employees that Rocky Mountain Archery will retain, in addition to the owner, will be three to four full time. (v) In an effort to continue the beautification of Fort Collins and the Harmony Corridor, as well as promote business, I have chosen to use a Colorado lodge style architecture and landscaping. This will create a pleasing and welcoming atmosphere for the business, and compliment the aesthetics of the Harmony Corridor. (vi) This business will be placed on an infrll lot, between two other businesses that were built prior to current city planning. In order to assimilate Rocky Mountain Archery to the Golden Meadows Business Park, and attempt to meet current city planning, two compromises have been reached. The sidewalk will need to be poured
