[9/16/09] (FC) This development is responsible for constructing the sidewalk along their
street frontage. However, there is a large cottonwood tree preventing that and it is not
possible to place the sidewalk around it. Therefore, a contribution in cash for the
unconstructed portion of the sidewalk in lieu of actually constructing it will be required prior
to the issuance of the DCP or excavation permit. An estimate for our review and approval
will be required prior to final plan approval. (Please contact Susan about this Comment —

[9/16/09] An onsite visit confirmed that the driveway off of Edwards street is being used as
a driveway and is currently dirt. City code requires that all driveways must be constructed in
accordance with detail 706 and be paved in concrete to the back of walk. The sidewalk
must be continued through the driveway and constructed as far west as possible without
getting into the tree roots of the existing cottonwood.

[9/16/09] City code requires that all overhead lines be undergrounded therefore, the existing
overhead telephone line must be undergrounded along the property's alley frontage. If lines
cross a property other than the subject property an easement is needed.
