Request for revising the sidewalk to a detached walk on the East side of the lot — this was
not required.
• Detaching the side walk presents conflicts with the parking on the Southside
of the (would reduce the parking), is in conflict with the Trash Enclosure, and
Fire Hydrant locations, and the sidewalk being attached is pert of a plat by
others which icludes a sidewalk easement, that is in the process of being
recorded. Chase feels if additional plantings need to be added but that they
would rather not relocate a small amount of walk just to be detached as it
does not work with the site layout very well and we request to stay with the
walk as it was previously submitted.
This revised set of Site Plans is being re -submitted along with Redlines, so the City can
verify that the appropriate changes have been made. Should you have questions or need
clarification on anything, please do not hesitate to contact us.
Sincerely,

The current landscaping does not meet the LUC's Minimum Species Diversity requirement
in Section 3.2.1(D)(3). This is not a big deal we will just need to modify the % at final
compliance to meet the standards. For final I will ask for the percentages of each tree
species be shown, currently Austrian Pines account for 38% of all trees the max percentage
allowed for any one species is 33%. So we just need to add two of something else to make
the percentages work out.

[7/29/09] Parking Data Table - Alternative compliance: Please see 3.2.2(K) for Review
Criteria. How old is the study that is being referenced from the ULI? I question the need for
almost double the allowed parking spaces as a large majority of people don't even really go
into banks to do business anymore. Its mostly done online.

of other building permit fees. There will be two invoices, each for 1/2 of the Light & Power
charges. The 1st 1/2 will be payable before Light & Power work can be scheduled, with the
remaining 1/2 payable before the electric system can be energized. Light & Power
Engineering will need the name & address of where to send the invoices. Additional
charges from Light & Power will apply for electric system modifications, such as relocation of

EMERGENCY VEHICLE ACCESS: Please note: Because the layout changed and we no
longer are taking access from the drive-thru and the building exceeds the maximum
distance to be considered within access, either an emergency access easement or
automatic fire sprinklers will be required.
Fire access roads (fire lanes) shall be provided for every facility, building or portion of a
building hereafter constructed or moved into or within the PFA's jurisdiction when any
portion of the facility or any portion of an exterior wall of the first story of the building is
located more than 150 feet from fire apparatus access as measured by an approved route
around the exterior of the building or facility. This fire lane shall be visible by painting and
signage, and maintained unobstructed at all times. A fire lane plan shall be submitted for
approval prior to installation. In addition to the design criteria already contained in relevant
standards and policies, any new fire lane must meet the following general requirements:
❑ Be designed as a flat, hard, all-weather driving surface (asphalt or concrete) capable of
supporting fire apparatus weights. Compacted road base shall be used only for temporary
fire lanes or at construction sites.
