1. Parking - Chase will have 12-14 employees - what can be done to increase the parking spaces at this
location. Is an alternative compliance possible, and if so what is the max parking wee can get ??
2. The Site access of the pedestrian, is a walk required along the east side of the property all the way to the
Church property or can it just be provided from the north to the Entry of the Bank.
Finally, is a Traffic Study required at this location, I am not seeing it as a comment, from Transportation.

As for the Base Parking can we agree that the Building of 4.195 S.F. x3.5/1000 S.F. = 14.68 spaces (round up to
15) - then 20% increase = 17.62 spaces (round up to 18). In getting internal approvals with Chase every space
is important.

Kris,
Regarding the parking, please see Section 3.2.2(K)(2) of the LUC. Since this property does not have
on -street parking you may increase the number of parking spaces allowed by 20%. This would bring
you to 17 spaces total. There is also an alternative compliance procedure you may consider, Section
3.2.2(K)(3). This process does require that either a traffic impact study or relevant data describing the
traffic impacts of your proposal be submitted.
Regarding pedestrian access, I met with Scott Weeks and Matthew Wempe from Transportation
Planning about this last week. Their determination is that ped access to and from the Church is
required, but they do not care what side of the driveway it is done on. This was not mentioned in
their comments, so please feel free to clarify with Matthew Wempe if you like, he is CC'd or call at
(970)221-2643. Pedestrian access to the entry of the bank is required, see Section 3.5.3(B) of the
LUC.
Please see Engineering's comment regarding the requirement of a traffic study. Contact Joe Olson @
(970)224-6062 to see if this is needed.

Kris,
I checked with Zoning and you cannot round up. Therefore your allowable parking would be 4.195 x
IS = 14.68 x 20% = 17.61 = 17 spaces allowed by the code. Are you trying to get to 18?
The Alternative Compliance would be used if you want to get anything above the 17 spaces allowed.
