Any room or space having an occupant load of 50 or more and which is used for assembly
purposes, shall have the capacity of the room posted in a conspicuous place on an
approved sign near the main exit or exit access doorway from the room or space. Such sign
shall be maintained legible by the owner or the owner's authorized agent and shall indicate
the number of occupants permitted for each room use. PLEASE NOTE: If any area inside
the structure is used for assembly purposes for 50 or more people, it will be considered an
Assembly Occupancy, which will kick in other IFC requirements.

It is recommended detached sidewalks be installed per Larimer County Urban Area Street
Standards along Lake Street. This is an area of high pedestrian traffic. A high percentage of
visitors are likely to arrive via sensible modes (alternative modes) of transportation.
Providing safe pedestrian connectivity increases the safety of pedestrians arriving and
leaving the side as vyell increases pedestrian connectivity in the area.

[10/6/09] It is recommended that bicycle facilities (bike racks) be provided on a hard surface
close to the entrance and preferably in a place protected from the elements. This is a facility
that will likely see a high number of visitors arriving and departing by bicycle and by foot.
Providing bicycle facilities will encourage visitors to park in an area that is intended for bike
parking.

AUTOMATIC FIRE SPRINKLERS
Will the entire building be equipped with auto fire sprinklers? Where will the FDC be located
(location needs to be approved by PFA in advance).

WATER SUPPLY
Fire hydrants, where required, must be the type approved by the water district having
jurisdiction and the Fire Department. Hydrant spacing and water flow must meet minimum
requirements based on type of occupancy. Minimum flow and spacing requirements include:
Commercial, 1,500 gpm at 20 psi residual pressure, spaced not further than 300 feet to the
building, on 600-foot centers thereafter; residential within Urban Growth Area, 1,000 gpm at
20 psi residual pressure, spaced not further than 400 feet to the building, on 800-foot
centers thereafter; residential outside Urban Growth Area, 500 gpm at 20 psi residual
pressure, spaced not further than 400 feet to the building, on 800-foot centers thereafter.
These requirements may be modified if buildings are equipped with automatic fire sprinkler
systems.
PLEASE NOTE: The closest fire hydrant is located in the northwest quadrant of
Lake/Remington streets.
