Question: Does the City have a parking requirement? Answer: The City has a maximum parking requirement not a minimum parking requirement. 6. Question: There is 2 hour parking on one side of the street and open on the opposite side, why? Answer: We are looking into possibly having that changed. 7. Question: Would there be sales at this site? Answer: No. 8. Question: Will this building accommodate future growth? Answer: The current building Otterbox corporate headquarters is located in is full, this site will give us some room to grow but if needed we would like all future expansion to be in the Old Town area. 9. Question: How many employees will be at this site? Answer: Approximately 60. 10. Question: Are these "white collar" jobs for the most part? Answer: Yes, mostly. 11. Question: What are the uses allowed for this site (NCB zone district) Answer: The Land Use Code has a variety of uses allowed in the zone district. See http://www.colocode.com/ftcollins/landuse/article4.htm#div4d9. 12. Question: Where is the sewer line? Is it shared with the Chamber? Answer: They are separate lines. 13. Question: Will existing garage's access be hindered by any improvements planned for the alley? Answer: A landscape buffer is planned between the site and the alley, it is intended to be an amenity to the neighborhood. 14. Question: Does the existing lighting bother the neighborhood? Answer: No, the trees are so dense the lighting is screened. 15. Question: How many employees did the previous business have that was located at this site? Answer: Approximately 40. 16. Comment: Overall the neighborhood is supportive of local business retention and expansion and like the idea of this development proposal. 17. Comment: Neighbors are concerned about the parking impacts this project could have on the neighborhood and about its use fitting in with the neighborhood. 18. Comment: Chamber supports the project. The applicant proposes enlarging an existing building located at 209 Meldrum Street. This site is in the Neighborhood Conservation Buffer (NCB) Zone District. The existing 1.5 story building is approximately 14,000 square feet and the proposed addition would be 3 stories with approximately 38,000 square feet. The addition will preserve the majority of existing parking spaces and the applicant plans to lease parking in nearby private parking facilities. The proposed use is considered an office use with structural additions, which is subject to Planning and Zoning Board Review. Approximately, ten (10) neighbors and interested parties, the applicant, their associates and 2 City Staff attended the meeting. There were 387 notification letters sent to Affected Property Owners with in 800 feet of the property. QUESTONS, CONCERNS, COMMENTS AND RESPONSES 1. Question: How do you expect this project to fit in with the historic character of the neighborhood? Answer: It is tough to find a balance but the site is being designed to fit in as best we can make it. The City's Historic Preservation Staff encourages design that complements the historic structures rather than imitating them. 2. Question: Does this proposed building meet setback requirements? Answer: The existing building does not meet setback requirements. The proposal also extends into setbacks. This would require a Modification of Standards in the City's Land Use Code (LUC). 3. Question: Why is the building placed on the site as it is? Answer: The LUC requires the majority of the building sit on the front ''Y2 of the lot. 4. Question: What variances will be needed? Answer: The design is not finalized yet so it is hard to say.
