The property is located at the southeast corner of Timberline Road and Midpoint Drive. The existing permitted land uses in the building include general office, medical office, financial services, print shop, and workshops and custom small industry uses. The requested new land use to be added is "limited indoor recreation establishment" and it will occupy less than 5,000 square feet of the building. The property is in the E - Employment District. This site is in the Neighborhood Conservation Buffer (NCB) Zone District. The existing 1.5 story building is approximately 14,000 square feet and the proposed addition is 3 stories with 37,949 square feet above grade and 6,230 square feet at the basement level, for a total square footage of 44,179. The addition will preserve the majority of existing parking spaces and the applicant plans to lease parking in nearby private parking facilities. The proposed use is considered an office use with structural additions in the NCB zone district. PROPOSED AMENDMENTS TO THE CITY STRUCTURE PLAN MAP AND ZONING FOR PHASE THREE OF THE SOUTHWEST ENCLAVE ANNEXATION This is a request to amend the City Structure Plan map and zone Phase Three of the Southwest Enclave Annexation. Phase Three consists of 1,080 acres in subdivisions between Harmony and Carpenter Roads, both east and west of College Avenue and along Shields Street. The City Structure Plan map would be amended, in two areas, from Urban Estate to Low Density Mixed -Use; and from Low Density Mixed -Use, Open Lands, Parks, Stream Corridors, and Rural Lands to Urban Estate. The requested zone districts for Phase Three are Low Density Residential (RL), Urban Estate (LIE), Low Density Mixed -Use Neighborhood (LMN), and Public Open Lands (POL).
