Emma and Matt - I have two questions for you:
As we talked at the meeting last week it was discussed that the addressing would be along
Custer, will this be the Front of the Lot for set back requirements or is it where our front door is
located.
Second, My understanding is the Timber line is a Arterial Street, is Custer considered and Arterial
or a Collector Street.

Emma - As we review Site plan the Access is from neither, the access comes from the access
road off our lot. As for frontage, per the replat, being done by Armstrong, we have 30 .03'
Frontage on Timber line and 20.00; frontage along Custer, I know the Landscape tract makes it
difficult on this PAD, But Chase wants the door to face Timberline.
I looked up the address for the First Bank across Custer north of the site, and it is addressed off
of Timberline -, yet the front door faces the interior of the center,

The LUC defines front lot line as follows:
"Lot line, front shall mean the property line dividing a lot from a street. On a corner lot
only one (1) street line shall be considered as a front line, and the street to which the
primary entrance of the principal building faces or to which the building is addressed,
shall be considered the front line."
Poudre Fire Authority prefers lots to be addressed off of the street they are accessed
from. So this lot should be addressed off of Custer as we mentioned in the Conceptual.
From the definition above your front door should also face the front of your lot, being
Custer.

Emma,
I spoke with Tim Varrone about the project and he said that actually, he, too, would prefer a
Custer address. The First Bank project was different from a property -owner standpoint. While
there are numerous properties around the city that have, say, a Harmony address when there is
another street between Harmony and the property, most of those are older projects and
addresses. As I mentioned, we're really trying to be consistent with addressing.
I'd be glad to discuss this further if need be and we can bring Tim in, too.

Carie is alright with the address being off Timberline rather than Custer it is fine with me and I
checked with GIS who said either work, but it is my understanding the PFA prefers the address to
be off the closest access and since the drive aisle will not be named that would be Custer. Carie
can you weigh in on this?
I really can't say what happened with First Bank, but if we need to do some research let me know.
It sound like you already plan on this but just thought I'd mention we do want the front door to
be oriented toward a street, either Custer or Timberline works.

Yes, I'm CC'ing Kris on this to make sure we are clear. The LUC allows the front lot line to be either the side
that the property is addressed from or where the front of the building is. This allows the Chase Bank to be
addressed off Custer and have the front lot line off Timberline. This should fulfill everyone's needs/wants for this
project in regards to frontage and addressing.
